An Incredible & Unmatched Opportunity with River Glimpses and Untapped Potential

Positioned at 25C Stone Street, Maylands, this unique two-level residence presents an incredible and unmatched opportunity in one of the suburb’s most tightly held and quietly desirable pockets.

From the moment you arrive, you’re welcomed into the main living level, where the home opens to a light-filled living area, kitchen, two generous bedrooms, and a central bathroom with separate toilet. Step out to the balcony or simply relax indoors and enjoy glimpses of the stunning Swan River, a rare and enviable feature at this level. A carport is conveniently located on this floor for easy everyday access.

Downstairs reveals a versatile second living zone comprising a lounge room, laundry, and a third bedroom, offering excellent flexibility for extended family living, a home office, gym, kids room or guests. There is also a toilet located externally on this level, adjacent to the second car bay. With the right vision, this lower level could be transformed further - including the potential to add a kitchenette and create a self-contained apartment (subject to relevant approvals).

From the downstairs entry, you have direct access to a green, grassed outdoor area - a true blank canvas ready to be landscaped, styled, or enhanced to suit your lifestyle. Completing the space is a very large shed, ideal for storage, hobbies, or workshop use.

Adding to the appeal is the home’s exceptional long-term tenant, who has lovingly called the property home for 18 years, making this an attractive option for investors seeking stability and care.

Perhaps the most exciting feature of all is the development potential. Subject to council and development approval (buyers are encouraged to make their own independent enquiries), there is the opportunity to add an additional storey. Should this be realised, the reward is spectacular views of the Swan River, elevating this home into a true standout.

The location itself is a highlight — quiet, convenient, and community-focused, while remaining close to everything Maylands is loved for:

Nearby amenities include:
Local primary and secondary schools
Maylands café strip and local shops
Parks, river walks, and recreational spaces
Easy access to public transport and the Perth CBD

Maylands overview

Maylands is a riverside inner-city suburb approximately 4.5 kilometres northeast of Perth, serviced by the Midland railway line on the northern bank of the Swan River. In 1896 the name "Maylands" was first used to identify the area, appearing on a poster advertising a land auction. However the exact reason how the area got its name is something of a mystery.

The suburb was once a source of clay for brick and tile making at Maylands Brickworks, and the pits from these activities are now part of a golf course and residential area. It was home to Perth's main airport until the early 1960s, and the facilities were converted to a training area for the Western Australian Police Service.

Life in Maylands

Maylands is known as a cultural and creative hub as it is home to The West Australian Ballet Centre and home to the WA Youth Jazz Orchestra. In recent years, new bars, cafés and restaurants, along with gourmet food and retail outlets have all contributed to an ongoing transformation of the town centre into a lively, diverse and inclusive destination. There are numerous shopping centres in the area, 15 parks and reserves and two primary schools.
