A Hidden Gem in the Hills

Lovingly owner-built and cherished by the same family for decades, this character-filled Hills residence is being offered to the market for the very first time. It has been a place of laughter, celebrations and lifelong memories, where children were raised, family milestones were celebrated, and life unfolded amongst the beauty of established gardens and towering trees. Now, it is ready for a new family to begin their own story.

Occupying a generous corner allotment and surrounded by mature greenery, the home enjoys a tranquil setting where mornings begin with birdsong and the gentle rustling of leaves. Established gardens wrap around the property, creating a wonderful sense of privacy and seclusion while providing a beautiful outlook from every angle. It is a setting that captures the peaceful lifestyle the Perth Hills is renowned for.

Inside, generous living spaces provide warmth, comfort and flexibility for growing families. The expansive formal lounge offers endless possibilities, whether utilised as a theatre room, family living area or quiet retreat. Adjoining the living spaces, the separate formal dining room provides the perfect setting for both everyday meals and special occasions.

Positioned at the front of the home, the spacious master suite is filled with natural light and framed by picturesque views across the established gardens. Complete with a walk-in robe and private ensuite, it offers a peaceful sanctuary away from the rest of the home.

The family accommodation wing has been thoughtfully designed for privacy and practicality. Three generously sized bedrooms all feature built-in robes and calming garden outlooks. The original family bathroom has been beautifully preserved, with its colourful vintage character adding warmth and personality rarely found in today's homes. An oversized laundry further enhances functionality, offering excellent storage and direct access to the outdoor entertaining areas.

At the heart of the home, the original kitchen has been lovingly maintained and retains the timeless charm of its era. A casual meals area creates a welcoming space for everyday family life, where mornings begin over breakfast and conversations continue long after dinner has finished.

Step outside to a generous backyard designed for family living and future possibilities. A large built-in verandah extends the living space outdoors, creating the perfect spot for entertaining, relaxing, or enjoying the peaceful garden outlook. The backyard also offers plenty of room for children to play, avid gardeners to create, or future additions such as a pool, larger entertaining area, or vegetable gardens. With potential for side access, there is also ample space to accommodate a caravan, boat, trailer, or extra vehicles.

A standout feature of the property is the powered workshop, fully insulated and equipped with three-phase power and running water. Previously used as a stained-glass studio, this versatile space is ideal for tradespeople, hobbyists, home businesses, storage, or creative pursuits.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
