A FRESH TAKE ON COUNTRY LIVING

With a near-new home, manageable acreage and a peaceful rural setting, this property offers an enviable balance of comfort, space and lifestyle.

An exceptional estate just 25 minutes’ drive from Albany's CBD, it presents an outstanding opportunity for families aspiring to live in the country with easy access to good schools and healthy activities.

Set among similar holdings in a rural enclave near the Kalgan River, it consists of a modern, brilliantly appointed home on an established block of 7,255sqm – about 1.8 acres – a practical size allowing owners to develop a range of uses or simply revel in the tranquility.

Built in 2023 of brick veneer offset with stylish panels of taupe render and a Colorbond roof, the home presents like new, its inspired design letting in an abundance of natural light while making the most of sweeping green views over the property and out towards the river.

A generous, open-plan living area at the heart of the home combines the family room and dining area with a lounge to one side, all heated by a wood burner.

Enhancing the living options are a theatre room, a covered patio and a study.

Finished with modern white cabinetry, the kitchen has a dishwasher, gas cook-top and wide oven, and a terrific scullery adjoining, providing more storage and bench space for appliances and keeping the kitchen clutter-free.

The master bedroom is king sized with a walk-through robe to an ensuite bathroom, while a second bathroom and toilet are positioned near the three family bedrooms, all with built-in robes.

Quality appointments and stylish décor, tiling and flooring refine the finish to the inviting and well-proportioned home.

The land is mostly in grass for easy maintenance with a ride-on mower. It is nearly all cleared with a few stands of native vegetation for character and shelter, a chicken run and a big rainwater tank.

In addition to the double under-main-roof garage, there’s ample scope for building a big shed as well as land for planting vegetables and fruit trees.

Native birdlife, fishing and kayaking on the Kalgan River, walk tracks along the riverbank and the Great Southern Grammar only a 10-minute drive away are other attractions.

Buyers considering a new build on a lifestyle block in a select area will be impressed with the home and facilities on offer while appreciating having everything ready for a fresh start.

Kalgan overview

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.

As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
