Perth has some great suburbs, but there are very few places like Clifton Hills. In fact, Clifton Hills is the only place I know that's anything like Clifton Hills. Set at the foot of Banyowla Regional Park, it has so much natural beauty right on your doorstep, yet so much everyday convenience on that very same doorstep.
Where else can you find a place where you can walk just 30 metres up the road to the bus stop, or head a little further and find yourself surrounded by magnificent regional parkland, ancient trees, and a stunning outlook across the city and all the way to the coast? It really is a unique position.
This beautifully presented four-bedroom, two-bathroom home has been designed for family living, with two distinct living areas and great space for doing life.
LIVING HERE
The floor plan shows just how practical this home is, and you'll find plenty more detail there as well. Everything works together beautifully to create an exceptionally practical layout for everyday living.
The kitchen sits at the heart of the home alongside the meals area with its lovely raked ceilings, and room for a big gathering of the people who matter. The kitchen overlooks the backyard and there's plenty of room to work with in here. It's perfectly set to engage with the meals area and the family room.
At the front of the home is the lounge room, an inviting space with very high ceilings and great natural light. It's a perfectly positioned room that sits adjacent to the master bedroom so you've pretty much got your end of the house if you like to have a bit of separation from the main living areas.
The main bedroom has the same high ceilings and has a walk-in wardrobe and an ensuite bathroom. The secondary bedrooms are all of a good size and they have plenty of room to work with.
Out the back we have so much to love, with that brilliant patio proving awesome entertaining space and perfectly positioning you to enjoy the beautiful sunsets that are the backdrop to this brilliant position. There are twodistinct spaces around the yard too, with the patio side featuring a lawn area, fruit trees and room for entertaining. There's the upper side too, with the spa and bar area that offers an elevated position to enjoy these wonderful surrounds.
There a powered storage shed and a double garage on this side, and this block is one perfectly set to make the most of the full 753sqm block.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
