Spectacular Perth Hills Space and Serenity!

Sprawled across a massive land holding and so close to lush local parklands, Mazenod College and so much more, this spacious 4 bedroom 2 bathroom brick-and-tile home is as solid as they come and has something for absolutely everybody.

The wildcard in the floor plan is a separate and self-contained 1x1 "granny flat/studio" that takes the property up to five bedrooms and three bathrooms in total with its huge versatile living/sleeping space, split-system air-conditioning, backyard access, shower, toilet, vanity and a corner kitchenette, comprising of a range hood, an upright cooker and extra storage. The outdoor patio-entertaining space is generous and there is also an extra-large "tradesman's" workshop, separate from the garage. A shimmering below-ground swimming pool puts the finishing touches on to a superb backyard setting.

Inside the main house, a sunken front lounge room welcomes you with its feature burning wood fireplace. Behind double French doors, an impeccably-tiled open-plan living, dining and kitchen area is where most of your casual time will be spent and has its own storage cupboard. The kitchen itself has been impressively renovated to include double sinks, tiled splashbacks, a stainless-steel dishwasher and modern electric range-hood, hotplate and oven appliances.

There is also space for a study nook off the living room, whilst both bathrooms are fully-tiled and have showers and powder vanities - including an intimate master ensuite. The latter also has its own toilet, with the separate second toilet found off the laundry. The fourth bedroom has a ceiling fan, whilst the master and second bedrooms enjoy the luxury of built-in wardrobes.

The sprawling Ray Owen Reserve at the top of the street is home to a host of community sporting facilities, a national BMX track and the wonderful Ray Owen Sports Centre. The property is also close to two local IGA supermarkets for all of your groceries, the area's other main schools in St Brigid's College and Lesmurdie Senior High School, the amazing Lesmurdie Falls National Park, bus stops, major arteries, childcare centres and other community facilities and the heart of old Kalamunda town centre. Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
