Bushland Serenity - Kalamunda Convenience

Set on an elevated 1012 sqm block with a peaceful bush reserve just steps away, this home offers privacy, space to grow, and a lifestyle defined by peace and calm - all while being only minutes from the heart of Kalamunda.

The extensive gardens create a sustainable way of living, with established fruit trees (cherry, peach, plum and apple) and a raised vegetable garden ready for the home grower. The expansive rear yard provides room to extend, play, or reimagine as your needs evolve, with clear side access for everyday convenience.

Inside, comfort and practicality meet modern updates. The lounge features a large gas heater plus reverse-cycle air conditioning, while the remodelled kitchen is fitted with a dishwasher for everyday ease. A wood-burning stove offers extra warmth for cosy winter nights. Tech-savvy buyers will appreciate the WiFi-enabled security system, complete with remote front door locking and a camera, offering both peace of mind and convenience.

For year-round comfort, the home provides split system air-conditioning in the master bedroom, ceiling fans in two bedrooms, and automatic electric roller shutters to the front rooms. Cooking is flexible with both gas and electric cooktops available, while the instantaneous hot water system includes temperature control for safety.

Two separate patio areas extend the living outdoors - one off the kitchen/dining, and one to the rear overlooking the fruit trees and garden.

The location is equally appealing - Woolworths, BWS, Nightingale Pharmacy, cafés and lunch bars are close by, with Kalamunda town centre just 4 minutes away. Medical services and Kalamunda Hospital are also within easy reach.

This is exceptional value in a sought-after entry-level Lesmurdie location-perfect for young families, first-home buyers, or those looking to downsize without compromise. Immaculate, versatile, and full of potential, it's a rare opportunity not to be missed.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie
