WHAT A COASTAL OPPORTUNITY

Where else can you find a 1200 sqm elevated land component with extensive Indian Ocean views with a cosy holiday shack that has lots of future options.

The three-bedroom timber framed Guilderton character cottage with a metal roof has stood the test of time since it was completed in 1974, now with a spacious ocean facing timber deck off the main living area it just needs a new owner with vision and commitment to take it to the next level.

It is being offered to the market on AN AS IS BASIS but is compliant as far as electrical RCD safety switches and Smoke Detection equipment. It is connected to its own septic and leach drain facilities as all Guilderton properties are. It is therefore NOT possible to sub- divide this 12.5 R zoned corner block. However, a totally new home with granny flat option could well be built on the site, but local Gingin Shire approval would be required.

The existing structure is approx 112 sqm in size and has an undercroft carport to the right hand side. The main access to the home is via the timber staircase into the laundry with the three double bedrooms off to the left hand side. The kitchen, meals area, and lounge with a split air-conditioning system and small wood burning stove are to the right-hand side of the home, ocean views are available from the home.

The central location of 2 Burnett Road is only a few minutes' walk down to the river or ocean and close to the very popular Guilderton Country Club (GCC) with all its facilities, 8 hole golf course, bowling green, tennis courts, children's play area, renown restaurant, and friendly bar area. The Moore River convenience store is open daily, and adjacent to the Café great for morning coffee and breakfast, or meals during the day. All the recreational river and pristine facilities beach are only minutes away.

Guilderton overview

The townsite of Guilderton is located on the coast at the mouth of the Moore River, 94 kilometres north of Perth. It was gazetted a townsite in 1951, but has been used as a camping and holiday place since around 1905 when residents of Gingin petitioned the Lands Department for the creation of a road to the place and a camping reserve. A reserve for a picnic ground was declared in 1907, and the area soon became popular for camping and picnicking In the 1940s public demand for permanent camping sites led to the government deciding to declare a townsite, and seeking a name for the area, which up until then had been locally referred to as "Moore River".

A number of names were considered, the preferred name of "Guilderton" being suggested by Mrs Henrietta Drake-Brockman. The name links the town with the wreck of the Dutch ship "Gilt Dragon" near here in 1656, and the loss of thousands of Guilders it was carrying. Dutch coins and relics of the wreck have been found near the mouth of the Moore River.
