The Opportunity
Buying as land with a build, you'll only have stamp duty on land (offers from $450,000) to! Imagine your own brand new home, built with your touches...

No need to waste energy and funds on renovations, only to create a "as new" result.

A well designed, stand alone 3 x 2 home with secure car parking - solar orientated to enjoy the winter sun, comfort in the heat - a home built to enjoy for years to come.

That combination of street frontage and rear laneway access is uncommon in this pocket of Maylands, and gives the package genuine flexibility for design, parking and presentation that single-access lots can't match.

Why Buy New in an Established Suburb
In Western Australia, stamp duty on a home and land package is assessed on the land value only — not the completed value of land plus home. On a property in Maylands' price bracket, that difference can represent a substantial saving compared to buying an equivalent established home outright, where duty is calculated on the full purchase price.
Add to that a brand-new build warranty, no renovation costs, and a design tailored to the block rather than retrofitted to it, and the case for new over established in a suburb like Maylands is compelling.

Maylands overview

Maylands is a riverside inner-city suburb approximately 4.5 kilometres northeast of Perth, serviced by the Midland railway line on the northern bank of the Swan River. In 1896 the name "Maylands" was first used to identify the area, appearing on a poster advertising a land auction. However the exact reason how the area got its name is something of a mystery.

The suburb was once a source of clay for brick and tile making at Maylands Brickworks, and the pits from these activities are now part of a golf course and residential area. It was home to Perth's main airport until the early 1960s, and the facilities were converted to a training area for the Western Australian Police Service.

Life in Maylands

Maylands is known as a cultural and creative hub as it is home to The West Australian Ballet Centre and home to the WA Youth Jazz Orchestra. In recent years, new bars, cafés and restaurants, along with gourmet food and retail outlets have all contributed to an ongoing transformation of the town centre into a lively, diverse and inclusive destination. There are numerous shopping centres in the area, 15 parks and reserves and two primary schools.
