A Rare Offering By Margie Reid & Glen Newland

It's not often you get the chance to buy both halves of a duplex block. This fantastic opportunity offers so many options for the large family, astute investor, blended families, downsizers and first homebuyers.

If you own both halves of this property, you're free to design, develop, alter and add on. But if you're just looking for a neat and affordable home, then you can just purchase 1 of the duplex halves (both halves are on separate titles). Lot 1 is 830sqm (approx.), and lot 2 is 938sqm (approx.).

These surprisingly spacious 2x1 homes would easily convert to a 3x1 and the oversized laundry backs onto the master bedroom giving another option to make them 3x2's with minimal fuss.

The other features here are:
- Very large open plan living and dining area
- Good sized kitchen with plenty of cupboards
- 2 Large bedrooms with plenty of robes
- Large bathroom with bathtub
- Front and rear patio areas

Directly opposite Ray Owen sports centre, 30m to Mazenod College and on a public transport route, means you are right in the heart of Lesmurdie. Either as a pair or individually, there are so many options to explore here.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.

Life in Lesmurdie
