Private Hills Retreat on Magic Quarter Acre (1012m2)

This delightful 3 bedroom 2 bathroom residence nestled amongst the trees is far more spacious than the average residence of its type and is beautifully presented throughout, encouraging a tranquil and comfortable lifestyle in the stunning Perth hills and just footsteps away from the impressive Ray Owen Reserve and Sports Centre.

An enclosed patio deck only adds to the privacy here, whilst at the rear of the property you will find another huge pitched patio for alfresco-style entertaining, right beside a bubbling outdoor spa that is fully-fenced for peace of mind. Lush backyard lawns and a splendid cobblestone courtyard with a central clothesline provide a picturesque backdrop to it all, complemented by a large lock-up workshop shed with a roller door.

Internally, gleaming wooden floorboards warm a light-filled open-plan living and dining area with a gas bayonet for heating and a stylish, modern kitchen that comprises of double sinks, a water-filter tap, an appliance nook, a quality Induction cooktop, separate electric oven, a stainless-steel range hood, a matching LG dishwasher and a pleasant leafy aspect out to the garden. The bedrooms are all carpeted and have ceiling fans, inclusive of a well-equipped master suite with its own custom fitted walk-in wardrobe and an intimate ensuite bathroom – floor-to-ceiling tiling, vanity, toilet, shower and all.

The main family bathroom caters for everybody’s personal needs in the form of a shower and separate bathtub. The home has been impressively renovated throughout too, leaving very little for you to do here in terms of adding your own personal touches.

Bus stops are only metres from your front doorstep, the local hall and Lesmurdie Primary School are within easy walking distance around the corner and the likes of the Lesmurdie IGA supermarket, St Brigid’s College, Lesmurdie Senior High School, Mazenod College, the spectacular Lesmurdie Falls National Park, the heart of the neighbouring Kalamunda town centre and major arterial roads – for seamless access to Perth Airport and the city – are all nearby and within arm’s reach. With seclusion comes surprising convenience, making this your next place to call home!

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
