You can't beat the position with its proximity to shops, cafés and restaurants. And for those with young children you'll love the ease of living here with the southern end of the primary school oval just across the laneway.

Set well-back from the road hidden behind a native garden and white picket fence, a jarrah deck at the front is a nice spot to sit and watch the park over the road. The driveway leads to a single carport at the rear of the home and entry from here is via a laundry room with a separate toilet.

A short hallway fitted with shelving leads you into the fabulous living area that opens onto the sheltered and private courtyard on the north. The kitchen has new stone benchtops and sink, and many parts of the home have had makeovers resulting in a vibrant, comfortable and functional home.

As you can see from the photos, the outdoor spaces are currently a haven for kids and pets, and can equally be transformed to suit your needs. There's also a handy, well-sealed storeroom accessed off the courtyard.

The bedrooms and bathroom are found down a hallway, with a drop-down ladder accessing the roof space. The bathroom has a bathtub and separate shower and vanity, and 2 minor bedrooms both have built-in robe space. The main bedroom has extra large built-in robes with sliding doors.

This very comfortable and cosy home offers beautifully self-contained living. Being located within the Shire's Permissible Area for Holiday House approval gives you options for living. Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
