Mazenod College, Lesmurdie Primary School, Lesmurdie Village and the Ray Owen sporting facilities are all within walking distance, with the Perth CBD approximately 30 minutes away.

At the heart of the home, the light-filled, open-plan kitchen, dining and living area brings everyone together. Hardwood flooring and a combustion wood fire add warmth and character, while large windows frame garden views throughout the home. The modern kitchen features stone benchtops, premium appliances and generous cabinetry. The adjoining combined scullery and laundry provides extra workspace and keeps everyday essentials tucked away. A separate lounge with a bay window and gas fireplace offers a cosy spot to unwind.

The accommodation is thoughtfully arranged across two wings, each with two bedrooms. The main bedroom features a walk-through robe and a private ensuite with twin basins and a walk-in shower. The three remaining bedrooms are generously proportioned and share a main bathroom with a walk-in shower. There’s also a separate toilet.

Sliding doors from the living area open onto an expansive insulated patio overlooking the gardens and lawns. It’s an inviting setting for long lunches and year-round entertaining, with native birds and the occasional bandicoot adding to the Hills charm. A front patio offers another spot to relax. The grounds also feature a chicken pen and bore-fed, Wi-Fi-controlled reticulation, with room for a future granny flat, pool or both, subject to relevant approvals.

The substantial 9m x 6m garage / shed offers vehicle access and room for tools and weekend projects. A separate double carport and ample open-air parking accommodate extra vehicles and visitors.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
