Where Country Calm Meets Everyday Living

Some properties simply have a feeling that can't be captured in a photo.

From the moment you arrive at 17 Colton Street, you'll discover a home that offers far more than you'd ever expect. Set on a sprawling 2,393m² block of lush green lawns, this is the kind of property where children can spend their days outdoors, pets have room to roam, and life naturally slows to a more peaceful pace.

With the convenience of Bunbury less than 25 minutes away, you can enjoy the best of both worlds—space, fresh country air and a relaxed rural lifestyle without sacrificing access to work, schools and everyday amenities.

Offering approximately 175m² of living space, the home has been thoughtfully designed for comfortable family living. Featuring four bedrooms plus a dedicated home office, there's flexibility for growing families, those working from home or simply needing extra space. The generous main bedroom features built-in robes, while the remaining bedrooms are all well-sized and serviced by a practical family bathroom.

At the heart of the home is a spacious kitchen with ample bench space and storage, perfectly positioned to bring everyone together. A charming pass-through window connects the kitchen to the light-filled conservatory, creating a seamless space where the beauty of the outdoors becomes part of everyday life. Whether you're enjoying your morning coffee as the sun streams in or watching the seasons change through the surrounding gardens, it's a space you'll find yourself drawn to time and time again.

Character features continue throughout the home, with beautiful stained-glass windows adding warmth and personality to both the dining room and lounge. A fireplace creates a welcoming atmosphere through the cooler months, while the recently installed reverse cycle heating and cooling system provides year-round comfort. A separate laundry adds to the home's everyday practicality.

Step outside to an expansive undercover entertaining area, offering the perfect setting for family gatherings, weekend barbecues or simply relaxing while overlooking the beautiful grounds.

But it's outside where this property truly comes to life.

The expansive, beautifully maintained lawns provide endless possibilities. Picture backyard cricket, family barbecues, children climbing and exploring, dogs running until their hearts are content, or finally building that swimming pool you've always dreamed about. Established gardens add colour and charm, while a chicken coop offers the opportunity to enjoy a more self-sufficient lifestyle. Completing the package is a large shed, providing excellent storage or workshop space for hobbies, tools and equipment.

Properties like this are becoming increasingly difficult to find. Offering the freedom of country living with room to create the lifestyle you've always imagined, this is more than just a home—it's a place where memories are made.

This is one of those homes that simply feels different the moment you arrive. Come and experience it for yourself.

Roelands overview

The townsite of Roelands is located in the southwest agricultural region, 166 kilometres south of Perth and 20 kilometres east of Bunbury. It is named after a property of the same name granted to the Colony's first Surveyor General in 1830, John Septimus Roe. In 1893 when the railway line from Pinjarra to Picton Junction was opened, a railway station was established at Roelands, but named Collie, after the nearby Collie River. It was changed to Roelands in 1899, because it was confused with the new town in the coalfields (now Collie). In 1909 a school was established at Roelands, and in 1916 a private subdivision was undertaken surrounding the schoolsite. In 1963 the subdivision was gazetted a townsite at the request of the Shire of Harvey.
