From the street, you might glance at this property and think, "Looks nice." But take the time to walk through the front door with us and prepare to say WOW! - and that's a big capital W!
Because once inside, you're greeted by one impressive feature after another. Beautiful polished floors with a striking exposed aggregate design, an exceptionally well-planned kitchen with a stainless-steel island, stunning, unobstructed views across the rivermouth and Flinders Bay, and an open yet wonderfully cosy layout that shows some very clever design work.
Then there are the folding doors opening onto the deck, creating that fantastic indoor/outdoor connection that works so well for entertaining or simply enjoying the view.
Seriously, this is one of those homes you really need to inspect to appreciate properly.
Lovingly designed and built by the current owner, a respected local builder, this home is packed with those little extras and thoughtful details that you hope to find in a quality home - many of which aren't immediately obvious.
For example:
Extra-thick flooring construction, allowing for a soundproof and completely open downstairs area without pillars interrupting the floorplan.
Cleverly designed windows that encourage cross-ventilation, helping keep the home cool and breezy through summer.
A substantial outdoor deck, built to handle a crowd.
Hard-wired sound system in the family room.
Backlit light switches throughout, making them easy to find at night.
Water filtration on the main water line.
Three-phase power in the garage.
Deep sewer connection.
Stormwater connection.
Whew! That's quite a list - and that's just the things you don't necessarily notice at first glance.
Add to this the central location, the quality of the home and, of course, that exceptional rivermouth and Flinders Bay outlook, and you have a property that really deserves your attention.

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.
Augusta is a town on the south west coast of WA and was predominately a tourist town up until the late 1990s when many people chose to retired to the region. The town is known for its major attractions such as Cape Leeuwin "where two oceans meet" and its impressive lighthouse. Augusta is dependent on professional fishing, timber and tourism. There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
