Why this street?
Do you want a friendly and supportive community in a safe street in which we say hello, have street get-togethers and watch out for each other? This is your street. Great neighbours. That’s important.Almost everything in walking distance, yet safe, private and quiet. That’s important. Located in a central cul-de-sac. Walk to schools, the Water Park, the village, the shops, the Deli, the park. Close to bushwalks, bike tracks.
Why this house? What does it have that you may not find elsewhere?
The Flat
? You’re getting two houses for the price of one.
? Separate entrance, septics, gas supply, easy to tenant and the current tenant wants to stay.
? Perfect for aged parents.
? Teenagers?- think to the future.
The Land
? Private from neighbours and low maintenance- the garden is reticulated on a timer from your own private bore. Low- maintenance plants.
? The tropical oasis at the back serves as your ideal place for a quiet night in, watching the quendas, ducks, Barnaby Cockatoos, Fred the Kookaburra, hummingbirds.
? Party ready- light it up and throw some cushions on the lawn. Serve pizza from your own oven.
? Set up for backyard cricket.
? The pizza oven and barbeque are available to you at no cost if you’re interested- owners are downsizing.
? The pool has a brand new liner with an extended warranty. Low maintenance with pool cleaner.
? Shed in back yard, but if you’re looking for extra parking or a larger shed, there’s plenty of extra land, including the channel running alongside the house and behind the pool wall. Park your trucks, add a shed.
? Cul-de-sac with paths through to busy roads- safe, quiet and private. You don’t risk the fallout from population increase in this area, yet you are living right in the middle of everything you need.
? Because you are away from direct bush frontage, fire risk is lower.
Solar Panels; Heating and Cooling
? Large capacity- 21 panels; 5Kw and divided into two sections for maximum exposure over longer hours. Think future needs and cost-cutting.
? The main house has two air-conditioning systems; evaporative (served annually) and split heating/cooling systems. Split system in the Flat. Run them all on your huge solar system.
Plus
? Three double-sized bedrooms with robes- currently furnished with queen and king beds, but still plenty of room.
? This house has plenty of storage cupboards.
? Safety guards on windows and alarm system- although the owners say they haven’t needed it.
? Double garage with more storage space.
? Large and airy kitchen, Hamptons style with plenty of cupboards and an outlook into the back yard.
? Three bathrooms.
? Large laundry.

The tenant is currently paying $275/week and is happy to stay.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
