Comfort, Convenience & Easy Living

Tucked away at the end of a peaceful cul-de-sac and positioned opposite Bethanie retirement village, this move-in ready home offers comfortable, low-maintenance living with plenty of flexibility for families. Conveniently located close to local shops, schools, parks and everyday amenities, it’s a home that combines practicality with an easy-care lifestyle.

The front of the property is neat and low maintenance, with artificial lawn, established and reticulated garden beds and orange gravel to the road verge. Solar panels help with household energy costs, while, a security screen to all 4 outside doors, double lock-up garage and gated pedestrian access down the side, add to the home’s practicality.

Inside, the home is equipped with evaporative air conditioning and gas heating for year-round comfort. Tinted front windows provide additional privacy, while the front lounge offers a separate place to relax with carpet and a ceiling fan.
Positioned to the right of the entry, the master bedroom features carpet, a ceiling fan and walk-in robe, with the beautifully renovated ensuite finished with floor-to-ceiling tiling for a fresh, modern feel.

At the heart of the home, the kitchen overlooks the dining and living areas and features a large bench with plenty of cupboard space, a Fisher & Paykel double-drawer dishwasher and a Puretec under-sink water filtration system.

Adding further versatility is a separate room off the kitchen that could be used as a study, playroom or converted into a fourth bedroom depending on your needs. A sectioned-off games room or additional lounge extends the living space even further, complete with a ceiling fan and windows overlooking the backyard.

The two minor bedrooms are positioned towards the rear of the home and both include carpet, ceiling fans and robe recesses. The main bathroom offers a bath, shower and vanity with two under bench cupboards, while the laundry provides additional storage and is complemented by a separate toilet.

Outside, a gabled patio creates a sheltered space for entertaining and relaxing while overlooking the lawned backyard. A garden shed, approximately 3m x 4m, is neatly positioned in the rear corner, providing handy storage for gardening equipment and outdoor essentials.

Move-in ready, easy to maintain and offering multiple living spaces with a flexible floorplan, this well-presented home is an inviting option for buyers looking for comfort and convenience in a quiet location.

Eaton overview

Eaton is a suburban area located on the banks of the Collie River six kilometres from Bunbury. In 1949 the island in the Collie River opposite Eaton was named Eaton Island, because its original name, Alexander Island, was duplicated. Eaton was nominated by the Bunbury Road Board in honour of Mr Foster Eaton, the late fisheries and game inspector for this area. The name was given in recognition of work he had done in the area. When urban development was commenced in the area in 1951, it was at first referred to as the Collie River Estate, but was soon changed to Eaton due to its proximity to Eaton Island.
