Tropical Retreat with Room for the Boat, the Van and Everything Else

Set on a generous 933sqm; north-facing block, this solid three-bedroom, two-bathroom home has been set up for the Exmouth lifestyle. There's parking for the boat, a big rear shed and a private, leafy outdoor area with plenty of shade.
Two separate driveways give you options. The left leads under a large shade sail to undercover parking and on to the rear shed. The right takes you to a fully covered 4m x 15m boat shelter with power and water. The front garden is low-maintenance, with cracker dust, raised beds, established palms and frangipanis, and the property is fully reticulated front and back. The block is fenced with Colorbond on two sides and cyclone fencing at the rear.

Inside, the open-plan lounge and dining area is bright and practical, with wood-look laminate and tiled floors, new aluminium windows and split system air conditioning throughout. The galley kitchen has moulded Corian benchtops with an integrated sink, push-to-close cabinetry, a Bosch electric oven and cooktop, a dishwasher and space for a double-door fridge. The window over the sink looks straight out into the tropical garden, and the rear door opens directly onto the patio.

All three bedrooms have built-in robes, split system air conditioning and Big Ass Fans ceiling fans. The master bedroom has an ensuite with a generous vanity and walk-in rain shower, and bedroom two is currently set up as a home office. The main bathroom has a large walk-in shower finished in stone tiling and a single vanity, and there's a separate laundry.

Outside is where this home really shines. Shade structures wrap around three sides of the house. The large covered entertaining area flows through lush tropical planting, with room for a lounge setting, outdoor dining and a bar-height BBQ area. Tucked away to the side is an outdoor bathroom with a clawfoot bath and shower, both with hot and cold running water, perfect for washing off after a day at the beach. Out the back, shade sails cover a productive garden of raised vegetable beds, linked by paved paths with a clothesline nearby.

The 4.7m x 12m shed has a 3m wide x 2.8m high door, two mezzanine areas for extra storage and a rainwater tank alongside. It's ideal for the 4WD, tools, fishing gear and toys.

The home is built for the conditions. Cyclone shutters keep it strong and secure through cyclone season. An outdoor changeover switch lets you connect a generator directly and switch over from mains power during weather-related outages.
5kW solar power and solar hot water help keep running costs down, and a Hydrosmart water treatment system is installed. A current electrical certificate and a recent clear white-ant inspection are in place.

Exmouth overview

Exmouth is a townsite on the north west coast, 1260 kilometres north of Perth. It was gazetted a townsite in 1963, and was founded as a support town to the Harold E. Holt Communications Station run by the U.S. Navy.

Exmouth is situated on the western side of Exmouth Gulf from which it takes its name. The feature was named by Commander Phillip Parker King RN of HMS "Mermaid" during hydrographic surveys in the area in 1818. The name honours the Viscount Exmouth, Edward Pellew. Edward Pellew was born in Dover, England in 1757 and died in 1833. He had a very distinguished career in the navy, and was regarded as British naval hero. Pellew entered the Royal Navy at 13 years of age, was appointed Lieutenant in 1778 and received his commision as post Captain in 1780. In 1793 he received a knighthood for his heroic conduct in capturing the "Cleopatra", a French frigate. Three years later he was created a Baronet for his heroic services in saving the troops and crew of the British transport "Dutton". In 1804, he was promoted to the rank of Rear Admiral. In 1814, having risen to the rank of Admiral of the Blue, he was elevated to the peerage as Baron Exmouth of Canonteign, County Devon; and, finally, was advanced to a Viscountcy in 1816 for his gallantry in bombarding and totally destroying the fleet and arsenal of Algiers in that year.
