Near-New Coastal Living Without The Wait

Positioned Between Beach, Sport and Town

Set within one of Dunsborough's growing family-focused neighbourhoods, this near-new residence offers the convenience of modern coastal living with many of the hard decisions already complete.

Life here is centred around ease. Mornings can begin with a walk along Geographe Bay, afternoons spent at the nearby sporting precinct and weekends exploring the coastline, wineries and attractions that have made the South West one of Western Australia's most sought-after lifestyle destinations.

With direct access to Commonage Road providing seamless connectivity throughout the region, and schools, beaches and town amenities all within easy reach, this is a location designed to support both everyday family life and long-term lifestyle enjoyment.

Designed for Entertaining and Everyday Ease

Completed in 2024, the home combines contemporary finishes with practical family functionality. Established landscaping, reticulation, ducted air conditioning and gated side access are already in place, allowing buyers to move straight in and enjoy the benefits of a near-new home without the delays, additional costs and uncertainty often associated with building.

At the heart of the home, the open-plan living and dining area creates a natural gathering space, enhanced by feature wall cladding and an abundance of natural light. The kitchen is positioned to remain connected to daily family life, featuring stone benchtops, a generous island, walk-in pantry, 900mm Haier oven, five-burner gas cooktop and provisions for a plumbed refrigerator and dishwasher.

A separate theatre room provides valuable flexibility as a media room, children's retreat or quiet space to unwind at the end of the day.

Well-Zoned Accommodation for Family Living

Privately positioned, the main suite creates a comfortable retreat from the secondary bedrooms and living areas. Mirrored robes, floor-to-ceiling tiled finishes, black tapware and generous vanity storage contribute to a refined yet functional ensuite design.
Three additional bedrooms are positioned within their own wing and are serviced by the family bathroom, creating practical separation for growing families, visiting guests or those working from home.

Storage has been thoughtfully incorporated throughout, with mirrored linen storage, a dedicated broom cupboard and a well-appointed laundry adding everyday convenience. Outside, wide gated side access provides secure space for a boat, trailer or additional vehicles, complementing the low-maintenance nature of the property and the active South West lifestyle it supports.

Dunsborough overview

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.

Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
