END DATE SALE: ALL OFFERS PRESENTED BY 2PM WEDNESDAY 4th JUNE 2025 (the seller reserves the right to sell prior to the end date without notice)

If you're looking for a fairytale Hills beginning you can't pick a better spot than beautiful bushy Boya where the kookaburras sing, the trees buffer you from the world, but convenience is literally just down the road. You'll adore ditching the concrete jungle and trading it in for over an acre of leafy green dreams whether you're a young family craving space for muddy boots and big backyard adventures or a couple ready to lay down roots. A one-owner, rock-solid 1970s built beauty that doesn't need bells and whistles to prove how fantastic it is. She's sturdy, humble, and has that quiet kind of magic about her, kind of like she's just been waiting for you.

Inside you'll find everything you need to actually feel right at home. There are three lovely bedrooms, one neat bathroom, and that kind of old-school layout that makes perfect sense: lounge and dining to one side, kitchen tucked away just far enough you can bake with the Spotify blaring but not so far away you can't keep connected with what's happening at the dinner table with the homework. There's ducted reverse cycle air conditioning for instant comfort plus a slow combustion wood fire that'll turn your Winter evenings into something really delightful.

Features Include:

• 1970s built brick & tile home - sturdy, solid & full of old-school charm
• Perfect starter home or future investment possibility
• One owner
• Set on over 1 acre of green, leafy land with storybook-esque gardens
• 3 light-filled bedrooms
• 1 simple, functional bathroom
• Lounge & dining room with great natural light & separate zones
• Separate kitchen with classic layout offering loads of potential to refresh or reimagine
• Ducted reverse cycle air conditioning
• Cosy slow combustion wood fire
• Fibreglass belowground pool
• Old garage/shed
• Circular driveway
• Natural bush setting
• Zoned R5 with subdivision potential (subject to WAPC approval) for future flexibility or investment
• 4,325sqm block

Talk about a storybook block of land, this charmer is just over an acre of rambling bushland, dappled light, and lush green gardens. The kind where fairies live, or, at least, a friendly bandicoot or two. There's a circular driveway out front, an old garage/shed for tools or projects, and a glorious fibreglass below-ground pool ready for cannonballs, morning swims, or lazy Summer floats with drink in hand. Oh, and the potential! Zoned R5 with subdivision possibilities (subject to approval), if you do have a long-term goal you can hold tight and enjoy every leafy inch until it's time to plan and develop when the time is right. Some may consider this a starter home, but perhaps once your future kids have built forts here, where your pup finds butterflies to chase, where you set up the most epic of veggie patches, and hang fairy lights in the trees for alfresco potluck dinners with the best of neighbours turned friends, well, you may never want to leave.

There's an undeniable sense that life has been lived well here. Now it's your turn.

Boya overview

To supply the stone required to build the groynes at Fremantle Harbour, a Government quarry was established in the hills a little south-west of Darlington. A spur line was run into the quarry from the existing railway and, by July 1901, dozens of iron and hessian huts housing approximately 150 workmen were clustered near the site. In August of 1901, construction began on a railway siding for the use of this settlement and the first name proposed was "Yan-Yeen". This was rejected because of a duplication in Victoria and the Aboriginal word "Boya", appropriately meaning rock/stone, was chosen instead. It was later found that the correct Aboriginal name for the area was "Nyeedoup" but Boya remains appropriate as the Aboriginal sub-tribe who once inhabited the hills were known as "Boya-Ngoora".
