Riverdale Farm

This spectacular 100 acre property on the edge of the Kalgan River offers a once in a lifetime opportunity for you to embrace an idyllic country lifestyle that has been carefully and thoughtfully curated by the current owners over the last two decades.

The 'Riverdale' name attributed to the property dates back to 1898, and is now associated with a thriving boutique flower farm and floristry studio, a highly sought after cottage Airbnb, and micro winery that produces an excellent cool climate Pinot Noir.

A sweeping driveway gently climbs the hill to the main residence. Inside the home feels bright and welcoming with high pitched ceiling and magnificent Northern light teeming through the full height windows of the front facade that flank the feature Kent wood fire.

Comfortable lounge and living options open to the outdoor West terrace; a sublime covered alfresco - perfect for group dining and taking in the golden glow of the setting sun across the avenue of trees and orchard below.

A cook's kitchen with modern farmhouse charm is equipped with a six-burner Ilve cooker, Miele semi integrated dishwasher and a phenomenal walk-in pantry/scullery with plenty of storage, shelving, bench space and access to an outside verandah.

The super king size master suite offers tranquil country views with a quaint window seat and French doors to open on the warm summer nights. It also includes a generous walk-in robe and an ensuite bathroom with bath and heated towel rail.

For those working from home or running a business, there is a choice of a study or a large home office space which could also be adapted to a guest room / fourth bedroom if preferred.

The East wing of the home contains two minor bedrooms, a family bathroom and the laundry.

Undulating paddocks and quality pasture merge with bands of Jarrah and Marri woodland that includes a private granite outcrop with the most breathtaking views over the river and beyond to the Porongurups. With quality fencing and good water available, the property is currently running a small herd of Murray Grey cattle.

Other infrastructure on the property includes a purpose-built studio with wine cellar and cool room, a large machinery shed, custom winery room which could also be utilised as a workshop or gallery space, and a large general purpose shed - great for family events, with a detached, accessible (compliant disabled) bathroom nearby.

A charming heritage cottage sits independently on the property with its own private gardens and views of the Kalgan River. It is undoubtably a guest favourite - featuring in the top 1% of Airbnb's in the region featuring two comfortable bedrooms, spacious living and a cosy lounge with wood fire for the winters.

Secondary access to and from the property is available from East Bank Road which provides direct access to the Kalgan River and tranquil Luke Pen bushwalk.

Kalgan overview

The townsite of Kalgan is located in the south coastal region, about 21 kilometres northeast of Albany. It was gazetted a townsite in 1912 following the opening up of land in the area, but land had been put aside for a townsite here in 1837. The place was named "Wyndham" on an 1839 map of the area, but there was no subdivision or land made available in the townsite. It is recorded that it was to be the site of a farming community for the Society of Friends (Quakers), but there is no evidence that any Quakers ever settled in the area.

As there was already a Wyndham in the Kimberley when the town was gazetted in 1912, the name Kalgan was chosen for the townsite. Kalgan is the Aboriginal name of the river on which the townsite is situated, the name being first recorded by the explorer Dr A Collie as "Kalgan-up" in 1831. It is said to mean "place of many waters". The river had earlier been referred to as the "French River", since the French explored it in 1803.
