WHEN SIZE MATTERS...SPACIOUS LAYOUT

All the hard work has been done here, inside and outside on this solid Gemmill Homes residence. From the moment you enter the home via the very generous hallway entry statement, you can sense the space this home has to offer. The sellers intentionally built the home to provide generous spaces throughout for their growing family and achieved that very well with a cracker design and floorplan.
There really is not a cent to spend here and with the low maintenance grounds, ongoing housekeeping here is going to take minimal time and little effort to maintain, so just move all your belongings in and spend all of your down time enjoying the Margaret River lifestyle and all that the area has to offer.
The main open plan living area is the feature and centre of the home and for those that love to cook, create and entertain, this will suit them perfectly. The gourmet kitchen is a whopper boasting huge bench spaces with a very functional layout. The adjoining living/dining area boasts a slow combustion fireplace and a split system. So, stay toasty warm in winter and keep cool in summer with ease. The living area flows seamlessly to the outside undercover all-weather alfresco area. Or if its wet and cold outside and you are in the mood to watch a movie, or take a break, close the French doors to the Home Theatre and kick back and relax.
The floorplan is ideal as a Margaret River home. With the master bedroom/ensuite well separated from the minor bedrooms at the front of the residence with a super north facing sunny aspect. Perfect to provide space and privacy from the inevitable guests that we get living in Margaret River. Or a bit of privacy for mum and dad from the kids at the back of the residence.
There are 4 well-proportioned bedrooms all with ample storage, particularly the master bedroom with his and hers walk in robes. The double garage is bigger and wider than standard, easily able to store all the down south toys, and it has a built-in bar, and is higher to park 4 x 4's with a lift kit. Situated about 130m from designated bushland reserve, take a leisurely stroll after work or when the furry friend demands a walk through this very pretty reserve, oh so close to home.
13 Tamarix Crescent is going to suit couples, families and investors alike and is being sold with vacant possession at settlement.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
