This free flowing property with the adjoining grassed Reserve (great for the family French Cricket) gives the illusion of enjoying nearly an acre of the GOOD LIFE, privately tucked behind the tree lined winter creek on the verge. Get comfy with a blankie on the wrap verandahs and listen to the rushing water after a big rain.

PLEASURE for all here. This is not a house, it is a charming, delectable home with cosy cottage characteristics and the beautiful windows and french doors allow extensions to an ALFRESCO lifestyle on the wrap verandahs. Offering fabulous ENTERTAINING flow from the Living and Kitchen/Dining to the Verandahs and through to the Studio, the family gatherings might all be at yours now. The outlook to the tuscan influence of the POOL is calming and a lot of fun over the Summer holidays.

Entry to the generous STUDIO is under cover of the verandah and gives opportunity for all those other desirables ie teenage hangout, games room, home office, art/craft studio or wellness classes (yoga, pilates etc STA).

With a huge frontage of 40m this 1808sqm relatively flat block is structured and friendly and the extensive sealed semi-circular driveway (2 street access) allows oodles of parking in addition to the tandem double Carport (secure with an auto garage door) and the WORKSHOP/Garage.

With room to run and play on the huge driveways, reserve or verandahs when wet, the kids can pick the fruit and you can try your hand at Olive Oil and enjoy those herbs and chillies for your winter hot pot. Plenty of room to create a CHOOK pen under the fruit trees providing great fertiliser with bonus fresh eggs.

The benefits of shops, schools, childcare, sport facilities and bus in close proximity cannot be overstated and has potential to free up your lives.

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
