Rare High-Density Development Opportunity – R25/60 Forrestfield
13 Carleton Loop, Forrestfield
1034sqm Block | Zoned R25/60

Considering offers from $875,000

Opportunities of this scale and zoning are increasingly rare in Perth's tightening development market. Situated on a 1,034sqm parcel zoned R25/60, this Forrestfield site provides exceptional scope for multi-dwelling redevelopment in a high-demand growth corridor.

Why This Site Stands Out.

• R25/60 zoning permits an average site area of 150sqm per dwelling (minimum 120sqm), enabling a wide range of multi-unit or townhouse configurations (STCA).

• Forrestfield is strategically positioned less than 15 minutes from Perth's Domestic and International Airports, making it a prime location for both residential demand and future growth.

• The immediate area benefits from proximity to Centro Forrestfield, Forrestfield Forum, Hartfield Park Recreation Precinct, schools, childcare, and medical facilities – amenities that strongly support buyer demand for medium-density housing.

Perth Market Context.

• According to REIWA (September 2025), Perth remains the fastest-growing capital city market in Australia, with median house prices rising 22% year-on-year and demand consistently outpacing supply.

• The vacancy rate remains at historic lows (0.6%), signalling a significant undersupply of housing stock and strong rental yields across both detached dwellings and new medium-density developments.

• Population growth in WA is projected at over 1.8% annually, fuelled by interstate and overseas migration, further underpinning demand for well-located residential product.

• Developers are increasingly targeting suburbs such as Forrestfield, where large lots with R60 zoning provide the flexibility to maximise density and capitalise on Perth's ongoing housing shortage.

Investment Summary.

• Land Size: 1,034sqm
• Zoning: R25/60 – Subdivision & multi-dwelling development potential (STCA)
• Location: Central Forrestfield, walking distance to shops, schools, recreation, and medical facilities
• Connectivity: 15 minutes to Perth Airport, direct access to major arterial routes

This is a strategic acquisition opportunity for developers seeking to leverage Perth's undersupplied housing market, capitalise on ongoing capital growth, and deliver a high-demand residential product in a well-established, amenity-rich location.

Forrestfield overview

Forrestfield is a suburb of the City of kalamunda and is 15 kilometres of the south-east of Perth. Local folklore suggests that the name comes from Charles Hale who settled here in 1902 and planted a crop amongst the trees. A neighbour referred to him wanting a forest and a field at the same time and the name was later applied to the area. A Forrest Field Progress Association was formed as early as 1927 and the name is shown on plans as Forrestfield for 1944.

Life in Forrestfield

Forrestfield is home to the Hartfield Park Recreation Centre which includes an indoor stadium for various sports, an 18-hole golf course, equestrian centre, nature park and lake. The main shopping centre known as the 'Forrestfield Forum and Marketplace' is home to 52 stores. There are a range of other retail establishments scattered throughout the area.

There are also a range of primary and secondary schools in the area and construction is currently underway on the  Forrestfield-Airport Link which is scheduled to open in 2021 and will connect Perth Airport with the city. A Forrestfield train station is included in this development.
