Proudly presented by Edward Lim | Ray White ELG
Set amongst the leafy serenity of beautiful Lesmurdie, this much-loved family residence perfectly captures the charm of classic Hills living. Spacious, welcoming and full of soul, it's the kind of home where kids grow up climbing trees, neighbours become friends, and weekends revolve around sunshine and slow living.
Proudly positioned on a generous 1012m2 green title block, this 1970s double-brick beauty is wrapped in lush gardens and blessed with spectacular sunset views. Lovingly maintained, it's now ready for its next chapter.
Step inside and feel the warmth the moment you walk through the door. The formal lounge sets the tone with timeless charm, enhanced by a sleek electric fireplace that adds instant ambience at the touch of a button. Flowing seamlessly into the light-filled dining area, it's the perfect setting for family dinners, celebrations or simply unwinding with a glass of red as the fire glows in the background.
At the heart of the home is the open-plan dining/kitchen space that will make any home chef smile. With ample storage and modern appliances (gas cooktop, oven and dishwasher), it's designed for those who love to cook, entertain and stay part of the conversation.
From here, the home spills out to a spacious undercover outdoor area overlooking the private backyard. Picture your mornings with coffee in hand, weekend brunches with loved ones, or sunset drinks while the kids and pets run free. It's your own peaceful oasis - right at home.
Outside, the fully fenced backyard is pure magic: lush, secure and full of potential. Whether it's a jungle gym, veggie patch, or your dream workshop in the garden shed - the possibilities are endless.
The three bedrooms are generous in size and soaked in natural light. The master suite is your private retreat, while the central bathroom keeps the rest of the household happy. A large laundry and separate WC add extra convenience.
And the location? Simply outstanding. Enjoy leisurely walks to Lesmurdie Falls, long lunches in the Bickley Valley Wine Region or Sunday mornings at the Kalamunda Farmers Market. All of this, just 20 minutes from the airport - a rare blend of serenity and convenience.

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
