Walk to the river plus short stay approval

If you love the charm of a cottage but want the space and comfort of a modern home, this one delivers in all the right ways. With high raked ceilings, light filled living areas and wide verandas overlooking leafy surrounds, it offers a relaxed lifestyle in a superb location.

Set on a generous, established block in a quiet corner of town, the home is just metres from the Margaret River Foreshore, Warperup Creek and the 10 Mile Dam Walk/Cycle Trail. It's also a short drive to the centre of Margaret River - ideal for morning coffees, school runs or an easy night out.

Inside, the welcoming entry opens to a spacious open plan living area with warm timber floors and soaring ceilings. The corner kitchen is a standout, anchored by a granite topped angled island bench that naturally becomes the hub of the home. With generous storage, stainless steel appliances, two ovens and a 900mm gas cooktop, it's well equipped for everyday family life and entertaining alike.

Downstairs, you'll find two generous bedrooms, a family bathroom, separate WC and laundry, along with the main bedroom featuring a walk in robe and private ensuite.

Upstairs, the loft style level adds flexibility with two king sized bedrooms (one with its own Juliet balcony and sink) and a separate study or library space in between - ideal for kids, guests or working from home.

Outdoors is where this property truly stands out. An epic, covered timber deck flows directly from the main living area, creating a superb space for entertaining, long lunches and summer evenings with friends. Timber screening enhances privacy, while the established, reticulated gardens and mature trees frame the backyard beautifully, offering shade, space and a peaceful green outlook.

With approved short term holiday rental until 2030 and a strong income history, this is a versatile property that works equally well as a family home, weekender or smart investment in one of Margaret River's most sought after leafy locations.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
