When SIZE really does matter

What we love...
Want more room, inside and out, for you and the kids? Love to entertain? Tired of looking? Look no further; it’s all here… If you've been waiting to be wowed, this could well be your lucky day, especially if size, volume of space and number of rooms are super important for you and your family's requirements. It might be a little dated, but jeez, it feels like a very special home with it's grand entry and formal spaces at the front, high ceilings throughout and huge open plan informal living spaces at the rear. There is no doubt this is a stand-out home from the nineties that would carry a high replacement-cost if re-built today. Screaming value-for-money, homes like this are few and far between.

It’s big, bold and beautifully designed – and it's definitely fit for purpose if you are on the hunt for your “forever” family-home that you can improve and add value to in years to come. What more could you possibly want than a sizable, quality home on a big block in a cracking location close to everything.

What to know...
The quiet street location and convenience to local parks, shops and schools will draw attention. Bonus points will be given for school catchment area from those buyers looking to get in to the highly sought-after Ballajura Primary School sometime in the future. Sure to be very popular with families and possibly those looking for a sound investment property that ticks plenty of boxes, this property includes the following:

- 700sqm block. Check out the floorplan for the house lay-out/design and huge internal living space
- Study at the front of the home. Could be used as a 5th bedroom (shown on the floorplan as play-room)
- Formal lounge and dining. Dining would be a great study or kids activity area
- Large master bedroom with walk in robe plus huge ensuite
- Fabulous open plan kitchen/meals/family and sunken games room. Flexible options for configuration
- Huge kitchen with gas cooktop and breakfast bar with windows facing outwards to patio
- High ceilings throughout the living and representative of quality build
- Big bedrooms with plenty of built in robe spaces
- Massive gabled patio for entertaining, all paved - and impressive lighting
- Big backyard with pond, shed, paving and lawn area
- Clay-tile roof and cream brick construction will appeal to those who appreciate quality
- Double carport, auto-reticulation, gas storage hot water system and ducted evaporative aircon through out.

Every once in a while I stumble across a home I want to buy myself - and this is one such home. This place has so much potential to really stamp your own personal style on it. I could see myself living here and I am sure you may too, if you come to view. Looking forward to seeing you soon.
