Nestled and private behind their native woodland front garden this residence was built on a 1272sqm block by the current Owners in 1979 and has been maintained and nurtured by them for over 40 years.
The desirable qualities of these late 1970s/80s builds that we now recognise as quintessentially Australian are evident here with floor-to-ceiling windows offering beautiful LIGHT, easy interior FLOW, high ceilings and great indoor-outdoor connections.
The impressive skillion ALFRESCO Patio was constructed in 2017 as an extension of the interior spaces and channels the NORTH FACING light into the open plan Kitchen / Family zone and serves to link the POOL for summer fun and ENTERTAINING flow.
The GAMES / Activity Room is located at the rear of the home in the vicinity of the main Bathroom so it has potential to be a huge BEDROOM 5 / BEDSIT, perfect for a teenager or elderly parent living at home requiring their own EXTERNAL access and room for their king sized bed and a living area with a TV and couch OR enjoy it as a Games or Activity Room (3rd living zone) OR gives options for a fantastic HOME OFFICE OR Party Zone.
The back garden is so pretty with a light canopy of trees for dappled shade and acts as a PLAY area with extensive greenery inviting the beautiful birds and sweet Quendas (Bandicoots). Meandering paths link the various garden rooms and a gathering by the FIREPIT in winter toasting marshmallows is conducive for heart to hearts, quiet contemplation and chilling away the stresses of the week with a few beers.
The front yard gives privacy by way of the native woodland which smelt amazing after our first rains. Provision has been made here for the resident caravan and additional vehicle parking and more could be made of this relatively flat area, if required.
Take the short cut walk way to the Lesmurdie Road Bus Stops or wander to the Lesmurdie Shopping Village with an IGA, Newsagency/Chemist, Bottle Shop, Hairdressers and Café, all within 600m.
Quality Schools in the vicinity include Lesmurdie Primary School, St Brigid's and Mazenod Colleges, Kalamunda Christian School and Lesmurdie Senior High School.

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
