This property needs to be viewed to 'get it'. If you are looking for a generous, immaculate residence and relish those classic quality HALLMARKS of the 1980s while contemporised to some extent this century, we would encourage your early attention. We are ready for you to host your Christmas here !

Exuding character and warmth, rich in JARRAH and balanced by CEDAR highlights and BAMBOO flooring. Soaring and high ceilings provide grace and space while delightful LEADLIGHT infuses pretty color. The open plan Kitchen/Meals and Dining flows through to the gracious FAMILY Room (big enough for the baby grand!) and a step across the Hall to the character rich LIVING Room where the crackling of your FIRE in the large hearth will be gorgeous in the misty Winters. Great use for the family as a fabulous Theatre or Games.

The glazed breezeway links the oversized Bedroom 4 (~6m x 3.8m gives potential to divide into 2 bedrooms) or has external access for a brilliant HOME OFFICE.

The Master Bedroom is generous with a WIR and check out that awesome Ensuite filled with natural light. I love the main Bathroom and Powder Room too, authentic Royal Doulton !

This relatively flat super-sized block of 3156sqm bound by charming rock walls, provides a huge frontage of 50m which provides a second gated driveway to the powered garage/workshop (double brick and tile construction ~10m x 5m).

The Wisteria PERGOLA will be a wonderful haven for your festive gatherings and the ROUND HOUSE (~7.5m in diameter) offers potential for a myriad of options including a shade house, store, TEEN RETREAT or ART STUDIO.

Meandering paths wander through the property past the frog pond with its cute bridge and through the FRUIT trees including blood orange, lemon, grapefruit, pear, guava, fig and mulberry. Which home made jam will be created first ?

There is plenty of room for installation of your cool pool or ancillary accommodation ie Granny Flat (subject to relevant approvals) and your chook house.

This top Lesmurdie location provides highly regarded schools and colleges within 2km and a further selection within close proximity while our award winning Pachamama Early Education and Childcare Centre lives at the end of our street !

Lesmurdie overview

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
