Spacious family living with multiple living zones and great outdoor entertaining

Set on a generous 800m² block and positioned behind a manicured frontage with reticulated lawns and gardens, this well-presented 4 bedroom, 2 bathroom home offers the perfect blend of space, functionality and lifestyle.

A formal tiled entry with high ceilings creates an inviting first impression, flowing through to the formal front lounge where stylish vinyl planking, a large picture window and a feature fireplace alcove with gas bayonet, add warmth and character.

Privately positioned at the front of the home, the spacious master suite features an overhead fan, large walk-in robe and a well-appointed ensuite complete with corner bath, glass shower screen to shower and separate toilet.

The heart of the home is the expansive tiled kitchen, meals and family area, designed for easy everyday living. The kitchen offers plenty of cupboard space, a walk-in pantry and quality appliances including a Fisher & Paykel rangehood, electric Westinghouse oven, LG dishwasher and a stylish near-new 5 burner gas cooktop.

Double French doors open through to a generous sized games room, currently set up with a bar and gym equipment, creating a versatile third living zone or entertainer's space. This room also enjoys sliding door access to the patio, as well as internal access to the hallway.

Bedrooms 2, 3 and 4 are all generously sized, comfortably fitting queen beds and side tables, and each includes a double robe and overhead fan. A tiled study or kids' activity room adds further flexibility, while two separate double-door storage cupboards in the hallway provide excellent practical storage.

The laundry is well equipped with five under-bench cupboards, benchtop space and a recess for the washing machine and dryer.

Outside, the home continues to impress with side access and brick paved parking ideal for a boat or caravan. The large paved patio flows off the main living areas and is fitted with patio blinds to each end, overlooking a lush enclosed garden bed that runs the full length of the entertaining area. The rear yard is neat and low maintenance, complete with a water fountain, reticulated raised garden beds, reticulated lawn and a good-sized lockable storage shed.

A spacious and versatile family home offering comfort, convenience and room to enjoy, ideally located on a corner block, in the sought-after Kingston Estate and just moments from Kingston Primary School.
