This one's a keeper. First time on the market in over 60 years, this beautiful property is one you'll want to hold on to well into the future. Located in a quiet, tree-lined street in the popular Lesmurdie Hills, close to half an acre of elevated land and a home with character is on offer here!
Screened from the road by established gardens, the home is accessed by a winding, bitumised driveway. Built in the late 1950's, this double brick and tile residence has a real sense of history. It's a great canvas to work with – just add your choice of modern conveniences and retain some of its distinctive personality. It offers a simple and classic plan, comprising of a formal lounge, a combined kitchen and dining area and three very spacious bedrooms. The lounge is a welcoming space, featuring a fireplace, jarrah floorboards and a view to the gardens. A glass sliding door opens to the front porch. The master bedroom has a wall length built-in robe, so you won't be short on storage space, and a ceiling fan for the summer. Adjacent, is the original bathroom with separate bath and shower. The second bedroom is almost as large as the master. It could easily accommodate two beds with space to spare.
The dining area and kitchen share the same large room, again with a vista to the front gardens. Timber floorboards will be hiding underneath the old vinyl, just waiting to be uncovered. The kitchen offers a freestanding electric stove, a single sink and an old Metters Warren stove. Don't get rid of that one – it's a rare find! Out the back is the laundry with concrete trough and a separate toilet. Accessible from the undercover outdoor living area is the sleepout (third bedroom), with plenty of room for a queen-sized bed and a lockable security door for peace of mind.
Behind the house, undercover car parking is available for 3 cars, and the extensive sealed hardstand area is perfect for caravans, boats or trailers. Two large sheds will take care of your tool storage needs. The back yard is huge with plenty of flat, usable space for the kids or pets. Fruit trees, a port wine magnolia and a variety of camelias mingle with the native growth, providing a peaceful and private environment. This appealing block with its classic home would be fantastic for a young family, or even new retirees looking for a treechange and a project to work on at their leisure.

Like Kalamunda, the development of the "Lesmurdie" area is closely tied to the exploitation of the Jarrah forest in the region by the Canning Jarrah Timber Company Ltd. In 1897, Mr Archibald Sanderson, a Perth journalist commenced the acquisition of a number of these properties, with a view to building up a "rural retreat" and he named his property "Lesmurdie". Lesmurdie Cottage was a shooting-box in Banffshire, Scotland, near Dufftown and was let to Mr Sanderson's father for shooting. It was in memory of this cottage that Sanderson applied the name to his property.
The suburb has two shopping centres in the area including Lesmurdie Village on Sanderson Road and the Lesmurdie Road Shopping Centre on the corner of Rooth Rd and Lesmurdie Rd. There are three primary schools including Lesmurdie Primary School, Falls Road Primary School and St Brigid's, and also three high schools including Lesmurdie Senior High School, Mazenod College for boys and St Brigid's College for girls.
