IT'S REALLY PRETTY GOOD AND NOT EVEN BAD!

You know something… I'm kind of stuck here. It's that difficult thing where I'm selling a place "as-is where-is, with all faults" but there's not that many of them.
I want to be brutal, I want to mock, scoff and ridicule… but it's not that bad. So here we are. With a "not that bad" place. It's not that great, but then again it's priced from $469,000 for a three bedroom home on a 665sqm corner block; so it IS great!

Yes, that's right folks we've got another "it is what it is" kind of deal here. It ain't perfect, it ain't amazing to the eyeballs, but it sure is incredible value!

SOME THINGS ABOUT THE HOUSE
Check out the floor plan for a good look at what's going on here. It's a very versatile layout.

- The kitchen is very well designed, with a big 900mm oven and plenty of workspace.
- We've got three bedrooms and one bathroom plus a lounge room and a huge games room. The lounge room is currently being used as a main bedroom. It has a main bedroom that's being used as bedroom number two even though it's number one, number two that's being used as number three and number three that's being used as number four. The games room is being a games room, and it's doing it very well; it's a huge space with great natural light and lots of option for how to set it all up.
- The bathroom is original 70s baby!
- The pool is a great feature. It looks like the concrete all around has fallen away a bit which makes it look like the pool has popped up a bit but it's all working and you can see that for yourself.
- The workshop/shed has direct street access from that side road, so its super easy to use.

IT'S A CORNER BLOCK, CAN I….
Maybe perhaps yes, you can. I'm not the guy who gets to say "yes" but I asked the City of Gosnells about it, and the City said…
"The subject lot, pursuant to the current Town Planning Scheme No.6, is Zoned Residential R17.5 whereby an average lot area of 571sqm is required, therefore under this base zoning no subdivision is available."
THEN they said… "However, corner lots are afforded the opportunity to develop up to R30 (average lot area 300sqm) subject to the provisions of Local Planning Policy 4.8 - Corner Lot Density Bonus: THEN they put a link, but I've shortened it so look up https://qrco.de/cornerblock "

A- No! It's so cheap already. It's priced like it is because it is what it is. If it wasn't what it is, it wouldn't be priced like it is, it would be priced like what it isn't. When you fix it, it will be what it can be and then it will be worth more than it is because it won't be what it was. Obviously.
