This superb vacant block is an absolutely outstanding place to build your dream home. Far from the ordinary blandness of the endless estates popping up miles from anywhere this beautiful block is surrounded by established homes, and looks across the treetops towards the Brookton valley. The views are marvellous and it's a wonderful part of the hills to call home.
Tucked away from the road, with 1554SQM to work with, there is a whole lot of ways to build something spectacular! The current owners have even had some very impressive designs drawn up for the block along with engineering, BAL assessment and geo tech survey - these can all be made available upon request. There is an existing septic system onsite, which could be a huge cost saving for your build.
A change in circumstances is the only reason they are not going ahead with the build, so this is an rare opportunity to save a lot of time and money to create your dream home.
Once the house is complete, the hardest part of the landscaping is already done, with hundreds of tonnes of granite rock meticulously laid to create terraced gardens and level areas for you to develop to suit your lifestyle.
It's a special spot; roughly 1.5km from the widely respected Good Shepard Primary School, and a comfortable distance from all the shops, amenities and transport options in Kelmscott and Roleystone. It's close to great coffee, food, restaurants, shopping centres and more. It's not just a picturesque position, it's a super practical one too!

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
