Set in a quiet cul-de-sac on approx. 736sqm, this 1990-built four-bedroom, two-bathroom home has been updated where it counts — a brand-new kitchen with an island bench, a fully renovated ensuite, and new ducted reverse-cycle air conditioning throughout.
High ceilings and a thoughtful floorplan give the home genuine separation. Step down into the formal lounge, which flows through to the meals area and the new kitchen, where the island bench and dishwasher give you the prep space and the gathering point the original layout never had. The family room sits alongside, warmed by a wood fire heater for the cooler months.
Step up into the games room — double doors and a built-in bar — a room that does exactly what it was designed to do. From there, the covered patio opens onto the backyard and the kidney-shaped below-ground pool, fully fenced and ready for summer.
All four bedrooms have built-in robes. The main bedroom has mirrored robes and a fully renovated ensuite. Three toilets across the home—ensuite, a powder room off the hallway, and a third in the laundry—is the kind of detail a family notices on the second inspection, not the first
Roller shutters on the main windows add security and insulation, and the two-car garage offers backyard access plus a store room.
The bus stop is approx. 100m from the front door, running a regular loop to Kelmscott Station. Quiet street, established pocket, and the big-ticket updates are already done.

Kelmscott is a mixed-use residential, industrial, rural and commercial suburb located 25 kilometres southeast of Perth. The suburb was one of the very early towns established in the Swan River Colony and was named after Kelmscott, Oxfordshire, the birthplace of the first Anglican clergyman in the colony, Thomas Hobbes Scott (1783–1860). Established in 1830, Kelmscott's most rapid growth period was in the 1960s and 1970s.
Though close to the lively Armadale City Centre, Kelmscott is a quiet suburb nestled among the numerous parks and reserves that pepper its landscape. The Kelmscott Town Centre is the main commercial sector with the Kelmscott Plaza and Stargate Kelmscott Shopping Centre all located here. There is also a railway station and four local schools in Kelmscott.
