PRIVATE HIDEAWAY WITH POTENTIAL

Here is a property with potential in the ever-popular thriving township of Witchcliffe, only a few minutes’ drive south of Margaret River and west to the stunning Redgate beach.
3808m2 in size with a modern, well-built 63m2 studio allowing plenty of room on the remainder of the property for a second larger residence to be built on site.
The studio is nicely appointed with open plan kitchen, dining & living area. The kitchen has a country vibe with Miele dishwasher and Belling double door oven as features.
Vinyl floors link the two bedrooms with built in robes at either end of the home with skirting and downlights throughout.
The bathroom is stylish with black fittings, large walk in shower, single vanity & toilet.
A small wood fire with recycled brick surround in the living room heats the home beautifully in the cool months & adds a lovely ambience when watching a movie on Netflix via your NBN with a glass of wine.
The north facing orientation has been cleverly extended with a decked entertainment area, overlooking the lush green lawns, gazebo, retained garden beds, vegetable boxes and assortment of citrus & fruit trees. To stay comfortable, enclose this area by dropping the quality outdoor blinds.
The shed and combined double carport separates into two. One section with workbench, drinks fridge and plenty of storage for boards, bikes & tools is accessed via a roller door. The second, via internal door has been clad with timber and can be used as laundry, storage, a second indoor hang out zone or temporary bedroom for visiting family.
Connecting the two buildings is a gorgeous, deep, fully plumbed, outdoor bath surrounded by garden. Perfect for a relaxing hot bath & a few hours star gazing on a cool evening.
Catch the magical afternoon sunlight flickering through the trees to the west after spending the morning at Redgate beach or walking the coast trails.
Rainwater is captured from the roof & stored in the 159,000L tank. This tank services the house, bath, garden & shed. The remainder of the property is fenced with established native gardens.

Witchcliffe overview

The townsite of Witchcliffe is located in the south west agricultural region, 286 kilometres south southwest of Perth and nine kilometres south of Margaret River. In 1924 the government extended the railway to Witchcliffe, and at first selected the name Newralingup for the siding, but the name Narawary was approved. However, a Post Office named Witchcliffe had already been opened when the railway siding was named, and Narawary siding was renamed Witchcliffe in February 1925. Also in 1924 interest was shown in blocks of land at Witchcliffe Siding, and after investigation a scheme of subdivision was planned, lots surveyed, and a townsite gazetted in 1926.

The name Witchcliffe was first used in this district for Witchliffe Cave, the name being recorded by a surveyor in 1900. The name was probably given by the Bussell family who settled near here in the 1850's, naming their property "Wallcliffe House". Both the homestead and the cave are in an area of coastal cliffs, hence the "cliffe" part of the name.
