Recently, there's been an increase in the number of websites and services that claim to put property sellers in touch with the real estate agent considered to be the best for the job.

These business models normally work by the agent paying the referral website to put them in contact with potential sellers.

The true cost of agent referral sites

The marketing of these 'middle man' services state that the service is free. While you, as the potential seller, won't be charged, your choice is normally limited to agents who are willing to give up a cut of their commission to get a referral.

Once you have provided the website with your details, you can expect to be frequently contacted to determine if you have selected one of the suggested agents.

Tips for selecting an agent

Selling a home is a significant decision and, naturally, it is important to find an agent who you trust and who understands your requirements.

The most important aspects to consider are the person's;

  • marketing and negotiation skills
  • service levels
  • experience

Selecting an agent is a relatively simple process involving some research and face-to-face discussions.

Word of mouth is one of the most effective ways to find a good agent in your area. Speak to friends, colleagues or neighbours who have recently used an agent themselves to find out firsthand what their experience has been like.

Use reiwa.com AgentFinder

reiwa.com AgentFinder has more than 9,000 West Australian real estate professionals listed and you can view their profile, experience, current listings and recent sale or leasing statistics.

This tool is free for both the agent and sellers, is up-to-date and does not rely on agents submitting their sales figures.

Narrowing down the choices

Once you've shortlisted a number of agents you're interested in, make the time to meet each of them in person. That way, you can see if you 'click' with the agent as it's likely you'll be in constant contact for a number of weeks while your house is on the market.

During the initial meeting, make sure you ask lots of questions about how they plan to approach the sale of your home. This includes everything from how they will promote your property, what their knowledge of the local area is and what selling method is the most suitable for you. Plus, there are the more obvious questions around fees and marketing costs.

Finally, ensure that any agent you are considering is a member of the Real Estate Institute of Western Australia. REIWA agents are required to comply with the Institute's Code of Practice plus they must carry compulsory professional indemnity insurance which, should an issue arise, ensures all parties are protected.
