Choosing the right marketing strategy to help promote your property is imperative to achieving a quick and successful sale.

Before listing with an agent, discuss with them what ideas they have to promote your home and why they think that particular method, or combination of methods, will work for you.

Once you've chosen the agent to list with and they have received written authority to act on your behalf, they will then begin implementing an agreed marketing strategy.

1. Presentation

Don't underestimate the value of good presentation. Your agent will suggest things you can do to ensure that a lasting first impression is made to interested buyers.

Minor landscaping, a fresh coat of paint or replacing worn out fixtures around the home can work wonders. Perhaps consider bringing in some dress furnishings to highlight particular rooms. The more effort you put into presenting your home, the greater return. Aim to present it like you don't live in it!

2. For sale signs

A popular strategy is to erect a 'For sale' sign outside the front of the property. It's a method that has proved very successful over the years in creating interest among locals who may be a buyer themselves or know someone looking to buy in the area.

3. Advertising

Online and print advertising will be a significant component of most marketing strategies as it one of the most effective ways to create awareness of your property, targeting active buyers. A cost effective and potent form of advertising is listing your property for sale on online property portals like reiwa.com. Around 80 per cent of buyers first find their home in the online space.

Other advertising options include state and local newspapers and specialised property magazines. The style, layout and choice of wording of your advertising are all very important considerations as is the cost of printed publications.

4. Home opens

Inviting prospective buyers to a home open is a popular selling strategy. Its effectiveness lies in its ease of giving interested parties the chance to assess the property without having to make formal contact with the agent beforehand.

Particularly in flat market conditions, making access to your home easy gives you the best chance at finding the right buyer.

If you've not received an offer to buy your home in the first month of promoting it, talk to your REIWA agent about what the next move might be. Simply changing tack on your marketing and promotional activity refreshes your listing and might introduce new buyers enticed by a re-fresh of the campaign.
