Lot 752 Tingle Avenue is positioned within an established residential pocket just 1km from the Margaret River town centre, offering convenient access to shops, schools, medical services, and community amenities. The site sits outside Reserve R35489 and is privately owned, providing flexibility for development and land (Refer to Local Planning Scheme Page 153)
Its location places it within a quiet, leafy neighbourhood while still benefiting from the vibrancy and convenience of the Margaret River township. This balance makes the site suitable for residential, community, or specialised accommodation uses.
Prior Development Proposal
A formal development application was lodged for the construction of a community purpose facility, specifically specialist disability accommodation (SDA). The proposal had been advanced in partnership with Enable WA and Habilitas, during which a significant gap in high quality disability housing in the region was identified; however, the initiative did not progress further.
Key Features of the previously Proposed SDA Development
• A small scale, high quality accommodation facility designed for individuals with high support needs
• Located close to essential services, improving accessibility and independence for residents
• Aims to address the shortage of SDA options in the Margaret River area
• Seeks to reduce the need for families to provide complex care at home or relocate outside their community
Additional Potential Uses for the block subject to shire approval:
• Arts and craft centre
• Child care premises
• Club premises
• Community purpose
• Educational establishment
• Family day care
• Low impact recreational uses
• Place of worship
• Recreation (private)
• Telecommunications Infrastructure
Conditions are that any development in design and scale be sympathetic to the residential character of the locality. It is advised that further due diligence be carried out with the Shire of Augusta Margaret River prior to making an offer. The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.
In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
