"I use Instagram to offer sneak peeks inside homes that may be coming to market soon, and I love using stories for casual house tours either before or after a scheduled home open," Ms Gogan said.

"I think this kind of casual viewing not only makes it memorable for potential buyers, but also adds value to my sellers with their property getting in front of, potentially, tens of thousands of eyes."

For Ms Nation, Instagram is a great way to foster and build relationships with her clients.

"For me, I am all about people before property. Instagram is a tool I use to allow my clients to 'screen me', to get to know me, my passions, my background and why I do what I love - selling real estate," Ms Nation said.

Ms Dobro believes in quality over quantity when it comes to Instagram followers and uses both her personal Instagram as well as her real estate agency's Instagram account to target potential buyers.

"I think it's important to recognise that it's not necessarily about the number of followers - it's actually about the quality of your audience," Ms Dobro said.

"We have a lot of local homeowners and buyers following the White House Property Partners Instagram and we receive a lot direct messages from prospective buyers when we announce an off-market opportunity or we preview a new listing.

"I recently sold a property off-market to a buyer whom I had never met, who saw my Insta-story video saying the property was exclusively available off-market. She attended the preview and bought the property the next day."

Ms Mckenzie uses Instagram as a platform to enforce positive posts to break up people's feeds.

"Finding ways to use positive social validation and statistics when posting on social media is a really useful way to inform your audience about what's happening in the market place, but also a great way to break up the negative posts they may see continuously, especially during such a difficult year," Ms Mckenzie said.

"Videography and virtual tours have also been a powerful way for buyers to see inside a home from the convenience of their phone, especially during COVID-19 lockdown, and they can share these posts with their family and friends on social media in just a few clicks."
