It can be confusing figuring out where to start in your house hunt, particularly when it comes to deciding on a location. Here’s Perth’s top selling suburbs for 2017, detailing the most popular locations West Aussies have bought in this year.

1. Canning Vale

Canning Vale came out on top as Perth’s top selling suburb for 2017, with 349 sales made during the year. Located 17 kilometres from the Perth CBD, Canning Vale is a popular choice for families with a variety of local schools and parks in the area. If you’re considering buying in the area, the median house price for the suburb came in at $565,000 for the year to October 2017.

2. Baldivis

Baldivis follows closely as Perth’s second most popular selling suburb, with a median house price of $407,000. With 327 properties sold during 2017, Baldivis is one of the most sought after locations south of the river thanks in part to the bustling Stockland Baldivis shopping centre, the variety of local eateries and easy access to the beach.

3. Morley

Morley takes out third spot, with 311 sales made during the year. Located only nine kilometres from the CBD, Morley offers excellent public transport options and sits close to major retail and entertainment hubs. The suburb’s median house price for the year to October 2017 is $495,000, which is more affordable than the overall Perth metro region median of $515,000.

4. Dianella

There were 277 sales transactions made in Dianella over the past year. A popular choice for both couples and families, Dianella is located just 10 kilometres from the CBD with numerous outdoor amenities and shopping hubs in close proximity. The median house price for the suburb came in at $591,000 for the year to October 2017.

5. Thornlie

Rounding out the top five is Thornlie, with 276 properties sold during 2017. Situated 18 kilometres from the CBD, Thornlie’s median house price sits at $385,000 and is an affordable choice for first homebuyers and investors. Thornlie offers an appealing suburban lifestyle with its array of parks and nature reserves, whilst good transport options keep the suburb well connected to the CBD.

6. Ellenbrook

A 40 minute drive from Perth, Ellenbrook is a self-sustainable township, with two community centres, a water park, multiple sporting facilities and The Shops at Ellenbrook. Over the past year, 256 properties were sold denoting the suburbs popularity, which could be attributed to the proposed METRONET line connecting Ellenbrook to the inner city region.

7. Gosnells

There were 245 sales made in Gosnells over the past year. With over 30 parks, reserves and wetlands to explore within the locale, Gosnells is a popular choice for lovers of the outdoors. Buyers in the area can purchase a property for around $322,000, significantly more affordable than the overall Perth metro median.

8. Willetton

Located 13 kilometres from the Perth CBD, Willetton had 228 property sales in 2017. With numerous public parks, a basketball stadium, cricket club and a variety of retail outlets, Willetton offers a thriving activity centre. The suburb’s median house price sits at $702,500 for the year to October 2017 and buyers are snapping up a house quicker than the overall Perth metro region, with houses selling in around 58 days.

9. Duncraig

Over the past year, 221 properties were sold in Duncraig. It took approximately 49 days to achieve a sale in the area in the year to October 2017, which is 18 days faster than the overall Perth metro region. Duncraig’s popularity can be attributed to its close proximity to the beach and short drive to the CBD, providing the best of both worlds.

10. Clarkson

Coming in at number 10, Clarkson makes the list with 203 properties sold during 2017. Only a 30 minute drive from the CBD, this suburb is a popular choice for families and is well connected thanks to the Clarkson train line and Mitchell Freeway. Nestled between the Neerabup National Park and Mindarie beach front, there’s plenty of outdoor space for active families. For buyers considering purchasing a property in the area, the median house price sits at $400,000 for the year to October 2017.
