Seeking New Custodian of Epic Margaret River Property

Designed and built by arguably the best rammed earth builder in the region as his own home, this truly epic property is one to behold.
Extensive use of rammed earth combines with incredible marri lined ceilings to create a deep connection to the local environment and offer both a beautiful aesthetic and ideal comfort.

Evolving over a number of years, with the final touches in 2015, everything you see has been done with great pride and style. The owner's talent and impeccable attention to detail results in an unparalleled property.

The 5 bedrooms, 3 bathrooms and multiple indoor and outdoor living areas are set on a premier 1.7hectares featuring thoughtfully simple landscaped grounds around the home; a pocket of marri trees by the road; a pretty poplar tree-lined entry; and a horse paddock at its eastern end that has direct access to State Forest and multi-use track that takes you to the banks of the Margaret River only 550m away!

Inspiring awe and wonder, the features here seem endless. Under the main roof we see the following:
- Main living area that's warmed by a massive fireplace, is fed by an inspiring galley-style kitchen, and enjoys a northern outlook opening onto a sunny deck, as well as having access to a covered and sheltered outdoor entertaining area
- A separate powder room that works well for visitors, and a Bali-style bathroom bringing the outdoors inside
- Japanese style screen doors along a hallway close off the spacious minor bedrooms that overlook the central lawned courtyard
- The exceptional master suite where you'll feel like you're living in a private retreat with a deep spa tub, large walk-through robes and really pretty views and access to the central courtyard

A jetty connects the main section to the pavilion which further extends the outdoor living depending on the wonderfully variable weather conditions in this precious part of the world. Imagine evening gatherings watching outdoor movies and kids putting on performances for the family.

Decking also connects the additional 2 bedroom, 1 bathroom, fully self-contained section. Tucked behind its own walled courtyard facing the paddock and State Forest beyond, this gorgeous space offers a range of options for families and/or guests. The main access is from the eastern side and, as such, this little gem is very separate and private.

For those with boats, caravans and creative pursuits, the 120sqm shed is 3.9m high, has 3 huge sliding doors, 3-phase power and is sure to impress and delight.
With the owner reluctantly selling due to re-location, here's a very rare opportunity to step into a new way of living. Enjoying a sunny, elevated position it's less than 10 minutes' drive to town. Backing onto State Forest there is access to a myriad of multi-use tracks that can take you all the way to town on foot, bike or horse!

With fresh rain-water, solar power and solar water heating, and built from predominantly sustainable products, here's a place with an everlasting nature set to stand the test of time.

Please be quick to arrange inspection of this exceptional property. The flexibility of accommodation gives numerous options including permanent residence, holiday home or investment. Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
