FLEXIBLE LAND USE AND CLOSE TO THE BEACH

4,048sqm north facing landholding with a 37.76m frontage to Caves Road and same frontage looking out of the farmland to the rear. Land is zoned Rural with several businesses such as Happs Pottery, Seaside Gallery and Flametree Wines running from similarly zoned properties close by.

Located opposite the Inlet and beachfront reserve, approx. 380m walking distance to a virtually deserted white sandy beach. Restaurant and coffee at Ramada Resort is approximately 400m in the opposite direction yet the overwhelming feel from the house is one of farmland serenity. Being located on gently undulating, secondary sand dune type country the property possesses a unique rural and near beach persona with a hybrid of soft grass under shaded peppermint trees and cleared land being the setting.

The house, which sits at the southern perimeter well away from Caves Road is a simple yet stylish and functional Colorbond cottage with generous deck and alfresco areas and peaceful surrounds. The cedar and Colorbond clad cottage has an entry statement off a wide 6m by 4m timber deck area and a further 6m by 7m limestone paved area semi-enclosed by half wall limestone blocks to create an extremely attractive and sheltered alfresco area.

The open plan kitchen/living/dining area is heated by a Jarrahdale Swagman wood heater and there is a split system reverse cycle air-conditioning system. The kitchen has an island bench with Marri timber top. There is a twin bowl sink, 900mm stand-alone stove with gas hot plates, and a 900mm stainless steel range-hood and white Whirlpool dishwasher. Timber look vinyl flooring, LED lighting and an aspect out over lawns, trees, fruit trees (including plum and nectarine) and farmland frame the picture.

Master bedroom has a built-in wardrobe with a full length mirror on the sliding door. Bedrooms two and three once again have full length mirrors on the sliding doors. The large wet area incorporates a bath, large shower recess, vanity cupboard, laundry trough, broom and storage cupboard and a separate WC.

There is also an approx. 3.5m by 2m storage room for the surfboards, other toys and a free standing 6m by 6m (approximately) carport separate from the main dwelling with a gravel hardstand area. Scheme/mains water supply are connected and in addition there is a 68m deep newly installed bore to the Leederville basin with Grundfos pump providing a quality water source and fully automated reticulation throughout the property. There is also sub mains electricity box (for bore).

The free standing 6m by 8m (approximately) powered garage/workshop is of timber frame, has power connected, windows installed and with a cedar front looks in keeping with the rural nature of the property. The remainder of the construction is of Colorbond roof and Colorbond cladding.

For a person looking for extra space and a location away from suburbia yet retaining convenient access to both Dunsborough (8kms or 5 minute drive) and Busselton plus the beach, this is one of the few options in existence.

Quindalup overview

The townsite of Quindalup is located on Geographe Bay, 250 kilometres west southwest of Perth and 21 kilometres west of Busselton. The Quindalup area is the site of one of the state's earliest timber industries, and a timber mill was built here and timber exported through a jetty on the coast in the early 1860s. McGibbon and Yelverton used the name Quindalup in referring to their mill in the 1860s, and in the 1870s the government reserved land here. In 1899 a number of local fishermen in the area requested the Minister for Lands to subdivide the beachfront land. The Minister approved the subdivision, surveys of "working mens blocks" were made, and the townsite of Quindalup gazetted in 1899.

Quindalup is an Aboriginal name meaning "the place of quenda's". The Quenda is a small bandicoot common in the area.
