The LED down light were chosen over standard down lights so that the insulation in the roof space wouldn't be disturbed. With standard down lights holes are cut in the plaster board and an air gap is formed creating a swiss cheese effect in the ceiling.

Passive solar design with large openings to the north to allow the sun to penetrate the building in winter and warm the concrete slab on the ground floor and therefore warming the building. The low E glass also assists the building with heat loss in the winter.

Window placement was carefully considered with large opening to help with air flow and cross ventilation. There are several high level louvred windows to the south and west to capture the Fremantle Doctor in summer. The windows over the stairs allow the stair case to act at a thermal chimney drawing warm air from the ground floor and exhausting it out the upper storey windows.

Split system air-conditioning is used in the main living area and the master bedroom. Both of these areas can be isolated so as to only cool the the required spaces. Alternately all doors can be opened to cool the whole house.

The building has two large jarrah timber decks to the main outdoor entertaining areas and a smaller jarrah deck to the rear drying court with hot and cold out door rain head shower.

The home has high ceilings throughout with extra tall doors that add to the air flow.
The main living / dining / kitchen area has large format floor tiles in concrete like finish. The stairs and first store are finished in a wide plank oak veneer.

- The gardens are low maintenance with synthetic turf and reticulation where required.

- The entry gate is remote opening and can also be opened by external key pad.

- The plumbing to the upper floor has been split into separate black water and grey water so
that a grey water reuse system can be added in the future.

- Fans are installed in all bed rooms and two to the main living area.

- The yard is very pet / child friendly and hardy with an abundance of room to run and play.
