Superb Sustainable Living

Sustainable housing has become a buzzword, but this superb Margaret River residence takes the environmentally friendly focus on living to a whole new level.
Almost every potential energy saving and sustainable feature has been incorporated on the property situated in one of the premium areas of Margaret River within walking distance of the town centre.

Built from structurally insulted panels (SIPs) and double glazed throughout, the home provides excellent insulation for summer and winter as well as superior sound proofing.
Through creative design the main residence is bathed in natural light with the east-to-west facing aspect capturing panoramic views to the picturesque Karri forest on the banks of the nearby Margaret River.

Each of the spacious rooms feature local and imported timber accent surrounds with heat recovery ventilators (HRVs) to ensure good thermal control and interior air quality by removing any condensation and indoor pollutants.

Low energy consumption and energy efficiency is assured through a 12 kw solar array and 11 kw (plus) battery storage system. Combined with the property’s relatively small footprint, this means less environmental impact and ongoing costs.

The main residence has been designed with flexibility and ease-of-living top of mind. The master bedroom with an ensuite bathroom opens onto a sheltered courtyard. A large office space/media room which can also be converted into another bedroom, opens onto the same courtyard. Another spacious bedroom is located near the entry hall and they all have plentiful built-in storage and thermal control.

The expansive kitchen with a centralised workbench is close to an array of productive vegetable gardens just off the covered courtyard. Established natives border the property and a covered orchard boasts figs, dwarf apples, oranges, lemons, grapefruit, pomegranate and cumquats.

Considerable effort was made in preparing the site for building, including significant retaining and site works for excellent drainage to create as much level, useable space as possible.

Separate from the main residence is a 60sqm adjacent dwelling with a three-phase electrical system that presents multiple uses. Built in the same construction as the main residence it also has HRVs for air quality and thermal comfort. There's a spacious, north-facing living area separated from another room with a bathroom and the already installed plumbing could also easily facilitate a kitchenette.

The driveway leads to a steel constructed, double garage at the rear (9m x 7m) of the property which has 2 separate rolling doors for vehicles - one door height can accommodate most 4WD’s. This is where the separate, fully framed, insulated room for the solar batteries is located.
This insulated room also has ample storage room for food preservation, tools, workbench and any other items (approximate 3m x 7m in size).

This is one of the most unique, eco-friendly residences in Margaret River and boasts an enlightening connection with nature and its surrounds.

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
