SPLENDID SERENITY

Nestled in a quiet looped street but screaming comfortable family living, this unique 4 bedroom 2 bathroom home possesses personal options aplenty, as well as a wonderful floor plan where everybody's needs will be effortlessly appeased.

A large and sunken front lounge room is neatly carpeted, whilst the formal-dining space that overlooks it is graced by charming slate floor tiles – just like the adjacent kitchen. There, double sinks, a skylight and pleasant views out to a private yard are complemented by a DeLonghi gas cooktop, a Westinghouse oven, a casual-meals area (with slate flooring of its own) and access out to a massive pitched entertaining patio, as well as the delightful backyard-lawn area that is generous in size and leaves plenty of room for a future swimming pool, if you are that way inclined.

The rear alfresco has two ceiling fans, shade blinds for protection from the elements. Like the backyard, it can be seamlessly accessed from a huge family room with sliding-door entry into the formal-dining room, high raked (and angled) ceilings, a gas bayonet for heating, low-maintenance timber-look flooring, a powder room and a hidden kitchenette with a sink. The carpeted fourth bedroom with a ceiling fan can also be found off here and almost turns the space into a separate "guest" quarters.

All of the other bedrooms are also carpeted, inclusive of a large master suite with fitted and mirrored built-in wardrobes, a ceiling fan and a shower and vanity to its very own ensuite bathroom. There is also a separate two-way toilet off here, whilst the main family bathroom has been cleverly renovated to include a shower and separate bathtub.

The lovely Newcombe Park and the local shopping precinct with a restaurant, gym and hair salon are both just around the corner, as is the Padbury Shopping Centre too. The residence is also situated very close to schools (including South Padbury Primary School and Padbury Catholic Primary School), the excellent Westfield Whitford City Shopping Centre, beautiful beaches, Hillarys Boat Harbour, public transport and even the freeway. Location, location!

Padbury overview

Padbury was named in 1971 after the notable Western Australian settler Walter Padbury (a street in Padbury is also named him, Walter Padbury Boulevard). Several locations in the north section of Padbury bordering on the main road of Whitfords Avenue take on the name Whitfords. The South East corner of the suburb also goes by the name of Hepburn Heights and the most eastern part of Padbury is often called Pinnaroo Heights.

Life in Padbury

Located in the City of Joondalup, Padbury is home to Padbury Shopping Centre which includes an IGA, fast food outlets and a bottle shop.
