BRILLIANT LOCATION NEAR TOWN, LARGE BLOCK AND A GREAT FAMILY HOME

Limestone hue brick with a red Colorbond roof, this house was built circa 2000 on a block which was well filled and retained to make sure it was sound from the ground up.

Four bedrooms, two bathrooms with two living areas and a great north facing outdoor patio area paints a beautiful picture of your future lifestyle in Dunsborough.

The large 700sqm block has a generous 20m frontage which enables vehicular access to the rear yard for the various toys, whether they be a boat, tool trailer, caravan or kid's cars!

With a retaining wall in front of the house, the property benefits aesthetically from looking up at the house as being on the high side of the road which is always an advantage.

The open plan kitchen/living/dining area morphs seamlessly to the high covered patio area of approximately 9m by 4m.

The kitchen comprises Laminex benchtops with a 600mm stainless steel oven and 600mm gas hotplates. There is a twin bowl sink, pantry cupboard, wood-look flooring and a Daikin reverse cycle air conditioner and Heritage wood heater.

The main entrance leads into the second semi-separate lounge/living area with the master suite adjacent with a walk- in wardrobe, reverse cycle air conditioner and en-suite with WC, shower recess and vanity.

Bedrooms two and three have built-in wardrobes with bedroom four being larger than the other minor bedrooms with a double door built in wardrobe and recently replaced window treatments.

The family bathroom has a vanity and shower/bath.

The large laundry has a trough and small shelf with the second WC separate and adjacent to the laundry.

A double carport at the front acts as a sheltered entrance to the second front door leading into the kitchen which looks to get more use than the portico entrance at the front of the house leading into the second lounge area.

There is also a garden shed and a Thermann 20 Gas instantaneous hot water system.

For a family home, this house ticks a wide variety of boxes so will be a must for the short list if a large block with side access and location close to town are the main driving features.

Dunsborough overview

The townsite of Dunsborough is located on the coast, 12 kilometres southeast of Cape Naturaliste and approximately 19 kilometres of Busselton. It was gazetted as a Townsite in 1879, but land for a townsite was set aside here in the late 1830's, and there is a recorded whale fishery at "Dunsbro" in 1850.

Dunsborough is located adjacent to Dunn Bay from which it derives its name. The bay is believed to have been named by Governor James Stirling , March 1830, whilst on the "Eagle" carrying out a survey of Geographe Bay. It is named after Captain Richard Dalling Dunn, under whom Stirling served on the "Hibernia"120 and the "Armide"38 in 1810-1811 (Stirling named a number of features in Western Australia after naval officers under whom he served or was associated with) When Dunsborough first appeared on a map in 1839 it was spelt "Dunnsbro" but the extra n appears to have disappeared by 1850, and the spelling of "bro" was amended to "borough"when the name was gazetted in 1879.
