UNDER CONTRACT IN 3 WEEKENDS!

In the much sought after location of Guilderton, only a 45 minute drive from the end of our northern freeway, this delightful property has to be experienced first hand to be fully appreciated!

It is a pleasure to offer this meticulously maintained two story home that oozes flair, charm and tranquility on a slightly elevated, very manageable 948 m2 of land, in the pristine south eastern precinct of Guilderton only a few minute's walk to the Moore River Estuary with all its recreational options. The northerly rear aspect of the home unfolds onto many hundreds of hectares of cattle grazing pastures with several mature trees close by.

The substantial home of almost 230 m2 has upper and lower informal living areas that provide the northern sun in the winter months and extensive ground floor verandah's and upper balcony to the front facade capturing the cooling ocean breezes during the summer months.
A protected front entry leads into open plan dining and kitchen with stunning earthly sandstone flooring extending through to the rear informal family area with its vaulted ceilings, full height windows providing lots of natural light. A wood burning stove makes this a cosy retreat in the winter months.
The practical centrally located kitchen with Technica freestanding 900mm stove with 5 burner gas top and electric oven, dishwasher, fridge recess and wine rack.

The master bedroom suite, on the ground floor, with well-appointed ensuite and very large WIR has the plantation shutters offering a controlled vista over the meticulously maintained front garden. A separate laundry and WC complete the internal lower level.

A centrally located open staircase with lots of specially designed storage takes you to the upper level which is all carpeted in neutral tones. The central family room opens out onto a protected front balcony overlooking the established front reticulated lawns and gardens. There are two further generous bedrooms with BIR's and a study (or 4th bedroom) with built in furniture which are all serviced by a second bathroom on the upper level.

The current owners have extensively added further dimensions to the home (all council approved) so there are additional undercover and protected areas which now include an art studio/gym. A full width double driveway leads into the extra large carport with room for two 4WD vehicles and small boat, gives easy undercover access to the front and sides of the residence. The home is insulated, has reverse cycle split air-conditioning systems, has its own bore operating a six station reticulation system, a 2,500 litre rain water tank, two separate sheds 5m x 4m and 2.5m x 2.5m.

Guilderton overview

The townsite of Guilderton is located on the coast at the mouth of the Moore River, 94 kilometres north of Perth. It was gazetted a townsite in 1951, but has been used as a camping and holiday place since around 1905 when residents of Gingin petitioned the Lands Department for the creation of a road to the place and a camping reserve. A reserve for a picnic ground was declared in 1907, and the area soon became popular for camping and picnicking In the 1940s public demand for permanent camping sites led to the government deciding to declare a townsite, and seeking a name for the area, which up until then had been locally referred to as "Moore River".

A number of names were considered, the preferred name of "Guilderton" being suggested by Mrs Henrietta Drake-Brockman. The name links the town with the wreck of the Dutch ship "Gilt Dragon" near here in 1656, and the loss of thousands of Guilders it was carrying. Dutch coins and relics of the wreck have been found near the mouth of the Moore River.
