The property has a buffer of natural vegetation around the boundaries which provides a very good level of privacy for the whole property.

The home is an Australian style two bedroom, one bathroom with central living area and verandas on four sides. The home is in reasonable condition, faces north and has an outlook over an open area of lawn.

The sheds – a 5 bay lock up shed with a lean to on one end; a four bay open shed with an enclosed area at one end; a hay shed; a lockable tack room with personal access door and a roller door with adjacent wash down area and two rubber belting lined stables.

The fenced paddocks are a good size and there are six of them. Fences are suitable for horses. All of the paddocks have water.

The vege gardens is well done with fruit trees and vege beds. Having a look at the photos rather than reading will give you a better idea of this area. The chook hotel is alongside the vege garden.

Augusta overview

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.

There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
