*** THIS PROPERTY IS CURRENTLY AVAILABLE FOR PRIVATE INSPECTIONS ***
Tucked away from the madding crowd, hideaway in this private, peaceful setting. Positioned ideally between town and the coast, at the end of a little known cul-de-sac, it's only the locals that you will see in the area. The Yalgardup Creek and Margaret River are very close by and there are some very scenic walks close at hand. The residence is hidden away from any roads and is accessed via a long winding tree lined driveway. An established orchard and fantastic vegie patch adjoin the residence with a chook pen under the trees for the "girls".
The big double garage features local stone as does the significant retaining walls around both the home and the beautiful garden areas. The residence boasts exposed beams in the living areas, a gourmet kitchen with huge natural timber benchtops and magic garden views. Fresh paint and carpets feature throughout, and a brand new bathroom all add to the fresh, light, bright and airy ambiance of this very "down south home".
There are stunning long distance views to the west taking in Leeuwin Naturaliste Ridge, from the lounge, kitchen dining area, master bedroom and very cool, funky outdoor ensuite bathroom with spa bath.
Perched perfectly on side of this 1.81Hectare (4.47Acre) lot, the home maximizes the outlook from the toasty north west facing deck area, living area and several bedrooms. Additionally there are two very large glass sunrooms, both overlooking the gorgeous lawn/garden area. They will be equally at home as entertainment areas, or bedrooms, or maybe an office. Or a great all weather dining, barbie area adjoining the garden with views to the fire pit.
New owners will also be very spoilt with the added super bonus of scheme water to this lot, as well as rainwater storage. Towards the rear of the block, there is a very good sized double garage with facilities that will cater extremely well for the inevitable visitors that you get living in Margaret River as well as ample shed storage area for a heap of stuff! This stunning property has all that you could ask for on a few acres and in such a delightful location.

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.
In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
