This is a versatile home that can adapt to the needs of most buyers. The location of the home in a quiet side street is excellent as it just a short distance to Flinders Bay and the Augusta Marina.

The home was built in the mid-1980’s using brick veneer wall construction with a fibro roof. There are three bedrooms, two bathrooms and verandas front and rear. While the home his is a comfortable home you could enjoy right now.

Now the block. Not only is it a big block, 1408sqm, but there is also a very wide road verge that contains many established trees. The trees give an extra level of privacy to the home as well as providing plenty of parking space and some shelter from the summer wind.

The home has an open plan lounge room and dining area which leads into the kitchen. This area has a split system air conditioner. There is a sliding door from the dining area out to the rear covered patio area overlooking very attractive, reticulated gardens.

The three bedrooms are all a reasonable size with built in robes. The third bedroom has been converted into a sewing room (or an office) but can easily be converted back to being a bedroom. The master bedroom is the largest and has a large four-door built in wardrobe plus an ensuite bathroom with toilet, shower and hand basin.

Upstairs is a very large open room that was used by the current owners as a second living area. North and south facing doors lead onto balconies which provide a pleasant vista. The ocean is quite close and can be seen clearly from this area. During those busy times of the year additional beds could provide extra accommodation for visitors.

A lock up workshop is located at the rear of the property with a covered dinghy shelter alongside. There is plenty of room alongside the workshop to construct a larger shed with room down the side of the home for access by any sized vehicle. There is also a spacious carport under the main roof which has a roller door on the road end to provide security for parking. There would be space here for two cars end to end or a reasonable sized boat.

This very versatile home is situated in the sought after ocean end of Augusta that is close to Flinders Bay and the Augusta marina. There is a lot to take in and a lot of potential with this home so call us and make an appointment to inspect.

Augusta overview

The most south westerly town in the state, Augusta was named by Gov. Sir James Stirling in May 1830. Until 2003 it was thought the name honoured Princess Augusta Sophia, second daughter of King George III and Queen Charlotte. In 2003 the book "James Stirling - Admiral and Founding Governor of Western Australia" a letter by James Turner is referred to which states "a town is purposed to be built named Augusta, County of Sussex, in compliment to the Duke". Princess Augusta Sophia died unmarried, and the "Duke" is most likely the Duke of Sussex, Augustus Frederick (Hanover), the 6th son of George III. He married Lady Augusta Murray in 1793, but the marriage was deemed a violation of the Royal Marriage Act, and was declared null and void in 1794. Lady Augusta Murray is most likely the person after whom Augusta is named.

Life in Augusta

Augusta is a town on the south west coast of WA and was predominately a tourist town up until the late 1990s when many people chose to retired to the region. The town is known for its major attractions such as Cape Leeuwin "where two oceans meet" and its impressive lighthouse. Augusta is dependent on professional fishing, timber and tourism. There is a local shopping centre in the area and two primary schools - Augusta Primary School and Karridale Primary School, with the closest secondary school Margaret River Senior High School.
