Nature, Lifestyle, Options, Ease

This is the Margaret River life that everyone is searching for - private and surrounded by nature, yet just over 1km to the Margaret River Entertainment and Arts Hub and cafes, and less than 1km walk to the river and a myriad of trails.

The Queenslander-style home has wrap-around verandahs and one of the most epic entertaining decks you'll find. Jarrah floors and white paneled walls throughout lend a relaxed beach feel, and with the magnificent coastline only 8.7km away the feeling is real. If you're a bit energetic (or have an electric bike like so many down here do!), you could make the most of the excellent pathway all the way to the beaches at Prevelly-Gnarabup - Google tells me it's a 30 minute ride.

The main house has a master bedroom with ensuite and built-in robe. Opposite, is a multi-purpose room currently used as a home-office closed off behind double white timber doors and it has doors onto the verandah. There's a fabulous U-shaped kitchen and adjacent living-dining room all warmed by a wood fire, and extra comfort via the split-system airconditioner. An extra bedroom, bathroom and laundry complete the upstairs section.

Under the home is a massive undercover section for cars, or perhaps a pool table or ping pong table?! Wood storage is also under here and the big secret is a semi-self-contained unit with separate bedroom, bathroom and lounge area. A massive 8m x 7.5m shed with double roller doors and a separate bathroom, and gorgeous yet simple gardens, complete the package!

Improvements by current owners include:
• Painting throughout
• Downlights and light switches throughout
• Bi-folding doors to entertaining deck
• New doors to other side of deck from lounge and office
• Jarrah floorboards sanded & re-sealed
• Window treatments (block out blinds)
• Kitchen tiling
• Vanity in family bathroom
• R/C A/C unit in living room
• Re-tiled shower to ensuite and new shower frame
• Door latches and door handles throughout
• Exterior lights
• Ceiling fan to alfresco
• Creation of semi-self-contained unit downstairs including flooring and creation of separate bedroom, bathroom and living room
• Garden reticulation, Silver birch trees, fruit trees, shrubbery
• Fencing and gates (so fully fenced, secure yard area)

Margaret River overview

The townsite of Margaret River is located in the south west agricultural area, 277 kilometres south southwest of Perth and 48 kilometres south southwest of Busselton. It is located on the Margaret River from which it derives its name. The precise origin of the naming of the river is not known, but it was possibly named by John Bussell in honour of Margaret Wyche, a friend in England who was expected to follow the Bussell's to Australia. The name is first shown on a map of the region published in 1839.

In 1910 the Margaret River Progress Association wrote to the Minister for Lands requesting a townsite be declared at "the Upper Margaret Bridge". The reason given was that "the district is likely to be dotted with public buildings several miles apart in the near future if a townsite is not made available shortly". The District Surveyor who inspected the area preferred an area near the lower bridge on Caves Road, but this land was not available. Lots were surveyed in 1912, and the Townsite of Margaret River gazetted in 1913. In 1918 the name of the townsite was changed to "Margaret", but it was changed back to Margaret River in 1927, due to local usage of the name always being Margaret River.
